Not long ago, Southern Peripheral Road was simply a means to get from one part of Gurugram to another — a functional stretch of tarmac linking the old city to the new. Stretching over approximately 16 kilometres, this corridor serves as a crucial east–west artery in southern Gurugram, linking Sector 69 near the Sohna Road to Sector 74A near NH‑48 (Kherki Daula). According to Magicbricks data, residential prices along SPR have appreciated by nearly 160% over the past five years, while a Square Yards report highlights an 18.4% year-on-year increase in average residential prices to Rs. 16,249 per sq. ft. A separate industry survey found that property prices along the SPR have surged nearly 125 per cent between December 2022 and December 2025, with average prices now exceeding Rs 17,000 per sq ft. PropEquity data adds further texture, showing prices jumped from Rs 7,690 per sq. ft. in 2020 to a whopping Rs 17,300 by mid‑2024. Behind this rally sits a genuinely large infrastructure programme. Key projects include the ₹755-crore elevated corridor between Vatika Chowk and NH-48, slated for completion by 2027, an eight-lane road widening of a key 6-km stretch between Vatika Chowk and Ghata Chowk, and the redesign of Vatika Chowk. Complementing these are plans for service roads, pavement upgrades, and a master stormwater drain between Vatika Chowk and NH-48, expected to be completed by June 2026. Looking further ahead, a proposed 36-km metro corridor from Sector 56 to Pachgaon, featuring 28 elevated stations and an estimated investment of ₹8,500 crore, will link key growth corridors such as Golf Course Extension Road, Dwarka Expressway and the Manesar industrial belt. A planned double-decker viaduct between Ghata Chowk and Vatika Chowk will fold this metro line and an elevated road onto shared piers, while a proposed Greater Southern Peripheral Road is expected to extend the corridor's reach even further. Developers have responded in kind. Signature Global itself recently signalled the corridor's shift from residential-only to a mixed-use destination, entering a ₹16,000 crore joint venture with commercial developer RMZ to build a large office, retail and hospitality complex on SPR — the company's first major commercial bet of this scale. At nearly 3.94 million square feet of planned floor space, it ranks among the most ambitious commercial developments currently underway in NCR. Rahul Purohit, Co-Founder & Chief Business Officer, Square Yards, stated, "SPR's steady price appreciation reflects the emergence of a highly structured and demand-driven residential corridor, where infrastructure creation is directly translating into market confidence and end-user absorption." The supply-demand math backs this up: new project launches surged from 6 in 2015–19 to 23 in 2020–24, a 584% jump, and about 10,101 units were absorbed between 2020–24, showing robust demand. The broader NCR market is confirming this SPR-led momentum. Data from the April-June 2026 quarter shows the National Capital Region recorded the sharpest annual jump in residential prices among India's top seven cities, with NCR prices rising 13 per cent year-on-year — the steepest among the major metros, driven largely by Gurugram's premium corridors along the Dwarka Expressway, the Southern Peripheral Road and the Golf Course Extension Road. Notably, this price growth came even as sales volumes softened city-wide, suggesting a market that is maturing rather than merely speculating. Pradeep Aggarwal noted that demand was particularly strong in the Rs 3-5 crore segment, where absorption continued to outpace supply across the SPR, Dwarka Expressway and Sohna corridors, and described the moderation in launches as reflecting a more disciplined, demand-led approach. For homebuyers, the takeaway is nuanced. SPR is no longer an "emerging" bet — it has already delivered five years of outsized appreciation, and much of the infrastructure that justified early pricing is now visibly under construction rather than merely promised. That said, the corridor's remaining upside is tied closely to timelines: the elevated corridor, the eight-lane widening, and the metro line all carry multi-year completion windows stretching to 2027 and beyond. Buyers entering now are effectively betting on execution as much as on location, which is why the credibility and delivery record of the developer matters as much as the address itself. What's clear is that SPR has moved past being just a road. Between the residential towers rising in Sector 71, the commercial ecosystem being built at the Vatika Chowk end, and the metro and expressway plans converging on it from every direction, Southern Peripheral Road is fast becoming one of the more structurally sound growth stories in Gurugram's real estate map — provided the infrastructure keeps pace with the price tag.
