Following the transaction, Signature Global and RMZ have formed a 50:50 joint venture to develop a large mixed-use commercial project on the Southern Peripheral Road (SPR) in Gurugram. The development is expected to have a total capital value of ₹14,000 crore-16,000 crore, with a floor space of 3.94 million square feet (msf), and will comprise office spaces, hotels and retail components. The structure of the deal is instructive for anyone tracking how large developers are financing ambitious projects without over-leveraging their balance sheets. Gurugram Commercity Ltd (GCL), a wholly-owned subsidiary of Signature Global, and Millennia Realtors, an RMZ entity, entered into a Securities Subscription and Purchase Agreement under which RMZ acquired a 50 per cent equity stake in GCL through a combination of share purchase and share subscription, for an aggregate consideration of up to Rs 1,283 crore. Business Standard later confirmed the transaction closed at a marginally revised figure, reporting the completed deal at Signature Global and RMZ complete a deal to fund the Gurugram project, forming a 50:50 joint venture on the corridor. What makes this JV significant is not just the size of the cheque but the complementary skill sets each partner brings to the table. Signature Global brings execution and construction capabilities along with a deep understanding of the Delhi-NCR market, while RMZ will provide its expertise in designing, leasing, and managing large commercial and mixed-use developments. For a company that has made its first major foray into large-scale commercial real estate development within its existing land portfolio, underscoring a strategically significant milestone in its portfolio diversification, partnering with an established office developer reduces execution risk considerably. RMZ itself is no small player in this equation. The Bengaluru-headquartered group has quietly built one of India's largest privately-held commercial real estate platforms, and RMZ Group, primarily focused on commercial real estate, has developed and owns over 70 million square feet of assets across six major Indian cities. Bringing that scale of leasing and asset-management experience to a fresh 18-acre parcel on SPR signals institutional confidence in the corridor's long-term commercial absorption story, not just a speculative land play. Industry watchers have framed the deal as a template for how capital-intensive Indian real estate is likely to be financed going forward. As one analysis put it, the Rs 1,293 crore JV with RMZ enables capital-efficient entry into a Rs 14,000–16,000 crore mixed-use project, allowing risk sharing, asset monetisation, and diversification beyond a traditional residential-focused business model. Rather than funding the entire build-out through debt or equity dilution at the parent level, Signature Global has effectively brought in a specialist partner to co-develop a single large asset, ring-fencing both the capital commitment and the operating expertise required for offices, hotels, and retail — asset classes quite different from the plotted and group-housing projects that built the company's reputation. For homebuyers and investors already holding property along SPR, the announcement carries direct relevance. A mixed-use development of this scale — spanning close to 18 acres and nearly 3.94 million square feet — typically catalyses upgrades in local infrastructure, retail footfall, and rental demand for nearby residential projects, including Signature Global's own Titanium SPR a short distance away in Sector 71. Commenting on the choice of location, Pradeep Aggarwal, founder and chairman of Signature Global, said SPR has evolved into a key hub for residential and commercial growth, backed by robust infrastructure and connectivity. The timing also aligns with a broader financial narrative at Signature Global. The company enters this JV as an established name in the listed real estate space — till December 2025, Signature Global had delivered 16.5 million square feet of real estate and reported sales bookings of INR 10,290 crore in the 2024-25 fiscal, making it the fifth largest listed real estate company in India. Diversifying into commercial real estate through a low-capital, high-expertise JV model gives the company a second growth engine at a time when residential pre-sales growth, while still healthy, has moderated from its earlier peaks. While the project — reportedly to be branded around the RMZ-Signature partnership — is still working through regulatory approvals on SPR, the completed funding transaction removes one of the biggest uncertainties around its viability. For a corridor that has already seen the arrival of Titanium SPR and other Signature Global residential launches, the addition of a Grade-A office, retail, and hospitality ecosystem next door could meaningfully reshape daily life and property values across Sector 71 and its neighbouring sectors over the next several years.
