Golf Course Road's polish, open skies, and room to grow along a 16-km corridor.
Enquire NowThe Southern Peripheral Road, known simply as SPR, has quietly become the corridor every serious Gurugram homebuyer now watches. SPR is a 16-km arterial corridor connecting Gurgaon-Faridabad Road to NH-48, linking key roads such as Golf Course Road and Sohna Road at Badshahpur Chowk, easing congestion and reducing travel time. The corridor spans multiple sectors, including 69, 70, 70A, 71, 72, 73, 74, 76, 77, 78, 79, 79B, and 80, making it a major growth belt in Gurugram.
What began as a decongestion route has turned into a full-fledged residential and commercial destination. Spanning 16 kilometres, SPR has become the newest hotspot for both investors and homebuyers, drawn by its unparalleled connectivity, with this 90-metre-wide road serving as a critical artery linking various key destinations within Gurgaon and beyond. In just five years, the number of real estate projects in SPR has skyrocketed by an astonishing 584%, from a modest six projects between 2014 and 2019 to a surge of 23 new projects between 2020 and 2024.
The numbers tell the appreciation story clearly. Property prices along SPR have surged nearly 125 per cent between December 2022 and December 2025, with average prices now exceeding Rs 17,000 per sq ft. Signature Global's own founder has weighed in on what is driving this: the near doubling of property prices over the past few years was driven by steady residential absorption, large-scale infrastructure upgrades, and the strong presence of reputed developers delivering well-planned communities, positioning SPR as a structurally resilient and future-ready growth corridor.
Beyond residential towers, SPR is emerging as a genuine live-work-play zone. Major companies such as TCS and PepsiCo have set up shop along the road, with over 82,000 people already employed here, filling modern office spaces like Skyview Corporate Park, Pioneer Square, and Bestech Business Tower. That mix of jobs, planned sectors, and premium addresses is exactly why this corridor is often described as Golf Course Road's extension, minus the gridlock.
SPR was built to relieve pressure on the city's older arteries, and today it doubles as a connector to almost every part of Gurugram and Delhi.
Years of planned development along SPR mean residents are never far from good schools, healthcare, and retail.
