The Southern Peripheral Road has emerged as one of Gurugram's fastest-growing residential corridors, driven by robust infrastructure development and enhanced connectivity, connecting Golf Course Extension Road, Sohna Road and NH-48 and offering seamless access to major business districts such as Cyber City and Udyog Vihar. Separately, Magicbricks data shows residential prices along SPR have appreciated by nearly 160% over the past five years, while a Square Yards report highlights an 18.4% year-on-year increase in average residential prices to Rs. 16,249 per sq. ft. Whichever dataset one references, the direction is unmistakable — SPR has moved from an emerging micro-market to a premium one. Infrastructure has been the single biggest catalyst behind this shift. Key projects include the ₹755-crore elevated corridor between Vatika Chowk and NH-48, slated for completion by 2027, an eight-lane road widening of a key 6-km stretch between Vatika Chowk and Ghata Chowk, and the redesign of Vatika Chowk, complemented by plans for service roads, pavement upgrades, and a master stormwater drain — together set to significantly improve traffic flow, reduce congestion and enhance overall liveability across the corridor. These are not distant promises; several of these works are already under execution, giving buyers tangible evidence of the corridor's upward trajectory rather than speculative hope. Looking further ahead, connectivity is set to improve even more dramatically. A proposed 36-km metro corridor from Sector 56 to Pachgaon, featuring 28 elevated stations and an estimated investment of ₹8,500 crore, will link key growth corridors such as Golf Course Extension Road, Dwarka Expressway and the Manesar industrial belt, reinforcing SPR's position as one of Gurugram's most strategically connected destinations. Also on the anvil is the proposed Greater Southern Peripheral Road (GSPR), expected to extend the corridor's reach and absorption potential even further. The corridor itself spans a wide swathe of Gurugram's newer sectors, with the 8-lane expressway connecting Golf Course Extension Road to NH-48 via Sohna Road and Badshahpur intersecting key sectors such as 68, 69, 70, 71, 72, 73, 74, 75, 76, 77, 78, 84, and 85. Developers have responded to this demand with scale and ambition. Among the key players, Signature Global has made particularly notable strides on SPR, strengthening its footprint with landmark residential projects such as Signature Global Cloverdale SPR and the recently announced Signature Global Tonino Lamborghini Residences — marking the iconic Italian luxury brand's significant entry into India's residential real estate market. Expanding beyond housing, the company has also unveiled a mixed-use commercial development in partnership with RMZ Group, featuring Grade-A office spaces, hospitality assets and retail destinations. That commercial venture is substantial in scale: the project is expected to carry a total capital value between ₹14,000 and ₹16,000 crore upon completion, with a gross development value exceeding USD 2 billion, spread across roughly 3.94 million square feet of floor space on approximately 18 acres. Industry leaders see this as a structural shift rather than a passing trend. "The near doubling of property prices over the past few years was driven by steady residential absorption, large-scale infrastructure upgrades, and the strong presence of reputed developers delivering well-planned communities, positioning SPR as a structurally resilient and future-ready growth corridor," Pradeep Aggarwal, Founder & Chairman, Signature Global (India) Ltd, said. Square Yards' leadership echoes the sentiment: Rahul Purohit, Co-Founder & Chief Business Officer, Square Yards, stated, "SPR's steady price appreciation reflects the emergence of a highly structured and demand-driven residential corridor, where infrastructure creation is directly translating into market confidence and end-user absorption." For homebuyers evaluating Gurugram today, SPR offers a rare combination — established connectivity, an active infrastructure pipeline, and a maturing ecosystem of schools, hospitals and retail. Beyond infrastructure, SPR is steadily evolving into a self-sustaining mixed-use urban corridor, with residential, commercial, retail, healthcare, education and lifestyle developments expanding in tandem, enhancing live-work convenience and strengthening end-user demand. As metro plans progress and the GSPR takes shape, the corridor's trajectory from a connectivity road to a full-fledged urban destination looks set to continue well into the next decade.
