India's affordable housing pioneer is rewriting its playbook for the premium buyer.

Signature Global, a real estate developer traditionally known for its affordable housing projects, is making a significant change to its business strategy, pivoting toward the premium and upper-mid residential segments in Gurugram. It's a shift that industry watchers have been tracking closely through 2025 and into 2026. The reasons behind the move are rooted in hard economics. Rising land and construction costs have been squeezing profit margins in the affordable segment. According to company leadership, the economics of the affordable housing market have become difficult to manage due to rising costs, prompting the shift toward higher-value projects. In practical terms, the same land parcel in Sector 71 or along the Southern Peripheral Road (SPR) simply generates better returns when developed as a premium tower rather than a budget one. The numbers tell the story of intent. The company has set a pre-sales target of ₹10,000 crore for FY27, aiming to leverage high-potential micro-markets in the Delhi-NCR region while diversifying into commercial real estate. On the ground, this has already translated into real projects. The 2024 launches — Titanium SPR, Cloverdale SPR, De Luxe DXP — are genuinely premium products with reputed construction contractors, not just rebranded affordable housing. Pricing reflects the shift too: pricing across Signature Global's premium new launches averages ₹16,000–18,000 per sq ft in sectors along Southern Peripheral Road, broadly in line with mid-premium competition from developers like Sobha, Mahindra Lifespaces, and M3M in the same micro-markets. The most striking evidence of this pivot is the entry into branded residences. Signature Global will invest ₹2,900 crore to develop branded residential projects in Gurugram, partnering with luxury brand Tonino Lamborghini, with the project named 'Tonino Lamborghini Residences Gurugram' spread across 12.40 acres, comprising 812 luxury flats, in Sector 71. Under the brand licensing agreement, Tonino Lamborghini will oversee design and lifestyle elements, while Signature Global manages development, execution, and sales. This is not a one-off experiment either — the company has followed it with a second luxury push. Signature Global is embarking on a two-pronged expansion strategy in Gurugram, with the first prong involving a branded luxury residential project on 7 acres, projected to yield ₹5,000 crore in revenue. The company is simultaneously diversifying beyond residential. In April 2025, Signature Global announced a joint venture with Millennia Realtors Private Limited, part of the RMZ Group, securing approximately Rs 1,293 crore for entry into large-scale commercial development. This commercial arm, involving a leasable area of 55 lakh square feet, of which 35 million sq ft would be prime office space, while the remaining would be retail spaces and two hotels, signals that the pivot isn't limited to housing alone. Of course, a transition of this scale carries real risk, and market analysts have flagged it candidly. In the luxury segment, Signature Global is a newer entrant competing with brands like Sobha, DLF, and Emaar that have deeper premium credibility, so buyers in the ₹2 crore+ bracket should compare finish quality and brand legacy carefully before deciding. There's also a geographic concentration risk worth noting: the company's growth is heavily concentrated in Gurugram, specifically in areas like SPR, Dwarka Expressway, and the Sohna corridor, meaning any localized slowdown in the Gurugram property market could have a significant impact on revenue. On the financial health front, the company appears to be managing the transition with discipline. Despite a recent 20% drop in sales bookings for fiscal year 2025-26, the company maintains a strong balance sheet with ₹2,770 crore in cash and cash equivalents and net debt reduced to ₹200 crore as of March 2026. Delivery track record also backs the credibility case: as of December 2025, Signature Global has delivered 16.5 million square feet of real estate. For homebuyers, this pivot means something concrete: Signature Global's newer inventory — think Titanium SPR, De Luxe DXP, and soon the Tonino Lamborghini Residences — sits in a different price bracket and finish quality than its earlier affordable stock. Buyers evaluating these premium launches should still do the basics — verify HARERA registration, check the developer's escrow compliance, and get possession timelines in writing — but the broader story is clear: one of Gurugram's most recognisable affordable-housing names is now competing directly with the city's luxury developers.
