A 56-km expressway is about to redraw commute times and property values across Faridabad, Noida
Enquire NowFor years, the idea of a direct road linking Faridabad, Noida and Ghaziabad existed only on planning maps. That is changing. The Faridabad-Noida-Ghaziabad (FNG) Expressway is a pivotal infrastructure project designed to enhance connectivity between Faridabad in Haryana and Noida and Ghaziabad in Uttar Pradesh, aiming to bypass the traffic congestion on Delhi roads. This high-speed, under-construction corridor will span 56 km and feature six lanes, which can be expanded up to eight lanes to accommodate escalating traffic in the future. Designed by IIT Roorkee, the expressway will link Faridabad and Ghaziabad via Noida, and it will be developed as a part of the National Expressway 2 (NE 2), or the Eastern Peripheral Expressway. On the ground, the Faridabad stretch is the most closely watched. The FNG Expressway will cover 28.1 km in Faridabad, beginning at Ma Amrita Hospital, passing through Lalpur village, and traversing sectors 89, 88, 84, and 75, which are witnessing rapid residential and industrial development. A crucial engineering piece connects the Haryana and UP sides: a 700 m bridge over the Yamuna River will link Chak Mangroli in Noida to Faridabad, with another 600 m bridge planned near Ma Amrita Hospital, Greater Faridabad. As for the finish line, 2027 has been marked as the deadline for the project to become fully operational, with the Ghaziabad segment targeted for 2026 while the Faridabad stretch is slated for 2027. The commute math is what's drawing developer and buyer attention. The entire stretch, which currently takes about an hour, will be covered in 30-45 minutes once complete, and Gurgaon-to-Ghaziabad travel will drop to 45 minutes from the usual 2-3 hours. Industry voices are already framing this as a demand catalyst. R.C. Gupta, vice president of CREDAI NCR, notes that "the FNG expressway will serve as a catalyst for the real estate sector in Faridabad, Noida, and Ghaziabad," adding that improved access "will significantly boost the investment appeal of these cities. Migsun Group MD Yash Miglani echoes the sentiment, observing that "infrastructure projects like the FNG expressway not only enhance connectivity but also unlock the potential of areas that were previously off the radar for homebuyers and investors." There's already a price signal from a comparable expressway-led micro-market. According to research by property consultant ANAROCK, Sector 150 of Noida, a hub of premium townships, has seen a tremendous increase of 139% in the average property price. The average price there has now reached Rs 13,600 per square foot, while the average monthly rent has increased by 71% to Rs 27,300. That kind of appreciation curve is exactly what analysts expect to repeat, in staggered fashion, across the Faridabad sectors the FNG corridor touches once construction visibly progresses. Faridabad's advantage isn't limited to the FNG link alone. Faridabad's strategic connectivity to major infrastructure projects like the KMP Expressway and the Delhi-Mumbai Expressway further enhances its appeal. Layer the FNG on top of these existing corridors, and the city effectively gets a direct, Delhi-bypass route to two of NCR's most active job and retail markets — a combination that historically precedes sustained capital appreciation rather than a short-lived spike. For homebuyers evaluating where to park capital ahead of possession, the lesson from Dwarka Expressway and Sohna in Gurugram is instructive: prices tend to move well before the last kilometre of tarmac is laid. Signature Global's own expansion pattern — concentrated along Gurugram's Dwarka Expressway, Sohna Road, and the Sohna growth belt — has tracked this exact playbook, with under-construction and new-launch projects positioned ahead of completed infrastructure. The same logic is now playing out along the FNG route in Faridabad, Noida sectors 89 to 168, and parts of Ghaziabad. That said, buyers should stay grounded in the timeline. The FNG Expressway project was first announced in 2019, but land acquisition issues, delays in detailed project reports, and bureaucratic hurdles slowed progress; five years later, the project was relaunched, by which time about 70 percent of the Noida stretch had been completed. While the FNG Expressway promises numerous benefits, certain challenges must be addressed to fully realise its potential impact on real estate. Homebuyers should treat 2026-2027 as a realistic possession-linked window rather than an immediate trigger, and use the interim period to shortlist connectivity-linked NCR projects while entry prices remain comparatively reasonable.
