Expressways, metro links, and rising demand make Faridabad Delhi-NCR's next growth story.
Enquire NowFaridabad has quietly built a reputation as one of the more grounded, value-driven markets within the National Capital Region. Bordering South Delhi and threaded together by NH-2 and the Violet Line metro, the city has long served as an industrial and residential counterweight to Gurugram and Noida, offering homebuyers a lower entry price without stepping outside the NCR ecosystem. Faridabad, a vibrant city in Haryana's National Capital Region, has emerged as one of India's most promising real estate destinations, with its strategic location bordering Delhi, robust industrial base, and ongoing infrastructure developments.
The market today is best described as a tale of two Faridabads. The older, established sectors near Faridabad Central and NIT command a premium for their maturity and social infrastructure, while Sectors 75-89 offer modern living options at prices significantly lower than Delhi or Gurugram, making them attractive for homebuyers seeking good amenities with improving infrastructure. This eastward expansion, popularly called Greater Faridabad or Neharpar, has become the city's most active construction zone.
Pricing has shown signs of stabilising after a period of rapid movement. Faridabad's property rates moved from around ₹6,450 per sq ft in mid-2025 to a peak of ₹6,750 per sq ft later in the year, before settling near ₹6,600 per sq ft by March 2026, reflecting a market that is absorbing new supply while demand stays consistent. Meanwhile, the surge in interest is being driven largely by major infrastructure developments, particularly connectivity to the upcoming Noida International Airport and the Delhi-Mumbai Expressway, with the Neharpar region benefiting from improved access via the FNG Expressway and new Yamuna bridges.
For a developer with a strong NCR track record built across Gurugram and Sonipat, Faridabad represents a natural extension of the same affordable-to-mid-segment housing thesis, applied to a market where genuine end-user demand still outweighs speculative buying.
Faridabad's price map varies widely by micro-market, from ultra-premium central pockets to accessible options in the developing Greater Faridabad belt. As of March 2026, the average asking price in Faridabad stood at ₹6,600 per sq ft, reflecting a moderate market adjustment in the city's residential sector. Rental demand remains steady too, with 3 BHK and 4 BHK apartments attracting consistent monthly demand and rental yields in the city standing at 3.27%.

From established central sectors to the fast-growing eastern belt along the Yamuna, Faridabad offers a spread of localities suited to different budgets and lifestyle needs.
Faridabad's biggest infrastructure story is the Faridabad-Noida-Ghaziabad Expressway, a project designed to end the city's dependence on congested Delhi routes. The FNG Expressway will cover 28.1 km in Faridabad, 8 km in Noida, and 20 km in Greater Noida, with a 700 m bridge over the Yamuna River linking Chak Mangroli in Noida to Faridabad. Once operational, it is expected to reduce commute time by up to 50% and cut the Faridabad-Ghaziabad trip down to 45 minutes, from the earlier 2-3 hours.
Beyond the expressway, the city is also seeing metro expansion take shape, with the Haryana government currently building a rapid metro system connecting Faridabad with Gurugram, while survey work for extending the metro from Ballabgarh to Palwal is nearly complete. Add to this the existing Violet Line link to Delhi, the NH-2 (Delhi-Mathura Road) corridor, and proximity to the upcoming Noida International Airport via the FNG route, and Faridabad's connectivity profile is set to improve meaningfully over the next few years — a key reason developers are turning their attention toward the city's eastern sectors.
