Wide roads, modern apartments and value pricing in Faridabad's fastest-growing Neharpar corridor.
Enquire NowStretching along the Agra Canal on the eastern edge of the city, Sectors 75 to 89 form the residential heart of what locals call Neharpar or Greater Faridabad. The newly developed residential and industrial part of Faridabad between the Agra Canal and the Yamuna River is commonly referred to as Greater Faridabad, being developed as a self-sustained sub-city with wide roads, tall buildings, malls, educational institutions, and health and commercial centers, with Sectors 75 to 89 designated as residential.
Sector 75 itself sits within pincode 121006 and has emerged as one of the more active micro-markets in this belt. It is a developing residential locality in the Neharpar area offering affordable apartments and plotted developments with wide roads and planned layouts, with infrastructure including schools, hospitals, and commercial zones still being built up. NH-19 access gives the pocket good connectivity to the rest of the region.
What draws buyers here is the pricing gap with Gurugram and Noida. Average property rates in Sector 75, Faridabad are in the range of Rs. 3,100 and Rs. 3,400 per square feet, though listing platforms peg newer apartment supply closer to an average sale price of around Rs 5,750 per sq. ft. with average rentals near Rs 18 per sq. ft. A cluster of established names already operate here, with BPTP, Adore Realtech, SLF and Terra, among others, having a presence in the sector.
The belt's long-term trajectory is tied to state-level planning. Faridabad has been selected as one of the hundred Indian cities to be developed as a smart city under the Smart Cities Mission, and recent state budget signals point to Greater Faridabad being positioned as a priority growth zone, with plans for new expressways, upgraded electrical networks and modern sanitation systems feeding into the corridor's appeal for both end-users and investors.
The corridor connects to the rest of Delhi-NCR through a mix of national highways, an expanding metro line and regional rail, making daily commutes to Delhi, Gurugram and Noida workable despite the area still being under active development.
Social infrastructure across Sectors 75-89 has matured steadily over the past few years, with reputed schools, multi-specialty hospitals and organised retail now within easy reach of most residential pockets.
