Signature Global deepens its Sohna bet with a fresh 33.47-acre, ₹450 crore land acquisition.
Enquire NowSignature Global Ltd is doubling down on south Gurugram. Realty firm Signature Global Ltd has acquired 33.47 acres of land in Sohna, Gurugram, for about ₹450 crore as part of its aggressive expansion strategy in the Delhi-NCR real estate market. The move comes at a time when Sohna is increasingly being viewed by developers as the next big growth corridor south of the city. The transaction was structured carefully rather than as a single large purchase. Chairman Pradeep Kumar Aggarwal confirmed the acquisition on the sidelines of NAREDCO's convention, adding that the land was purchased through three separate sale deeds. The Gurugram-based developer, already among India's top five realty players by pre-sales, aims to unlock 18 lakh sq ft of development potential from the new land parcels. This isn't an isolated move but part of a consistent, disciplined land-banking philosophy the company has followed for years. Land acquisitions in any financial year should be equivalent to the total projects launched in that fiscal year, Aggarwal said, when asked about the land bank strategy of the company for future development. This comes after Signature Global invested ₹1,070 crore last fiscal year to acquire 48 acres in Gurugram. For FY26, the company has lined up an investment of ₹1,200–1,500 crore toward fresh land buys. The pace of new project launches backs up this land-buying spree. On the project launch pipeline, Aggarwal noted that Signature Global has already launched projects worth ₹4,000 crore in Q1 of FY26 and plans another ₹13,000 crore worth of launches by March 2026. "We remain confident of achieving our ₹12,500 crore sales booking guidance for this year," he said. The company's balance sheet gives context to this confidence. The firm posted a strong performance in the April-June quarter of FY 26, with consolidated net profit rising five times to INR 34.43 crore from INR 6.79 crore in the same period last year. Total income nearly doubled to INR 898.35 crore from INR 427.98 crore. Sales bookings, however, told a more mixed story, with the company reporting a dip in the first quarter even as it stayed committed to its full-year target. On where the broader Gurugram market stands, Aggarwal offered a candid read. Luxury homes (₹5 crore+) continue to see "slow and steady" demand in Gurugram, while the ₹2–5 crore segment lacks new supply, though prices remain stable with moderate appreciation. The "frenzy" of projects selling out in hours or days—seen in recent years—has now cooled, Aggarwal admitted. For prospective buyers watching the Sohna corridor, this acquisition is a strong signal of what's coming. For homebuyers, Signature Global's aggressive land acquisition signals steady new launches in the mid to premium housing segments in NCR. Sohna itself continues to gain traction among developers because of its infrastructure push — the region is becoming a growth hub due to its enhanced connectivity and infrastructure. With 33.47 fresh acres now in its Sohna kitty, Signature Global appears well positioned to convert land into launches over the coming quarters, continuing a template that has already made it one of the most active developers in the Delhi-NCR housing market.
