Signature Global unveils India's first Lamborghini-branded residences — a ₹2,900 crore address in Sector 71.

In a regulatory filing, Signature Global has tied up with Italian lifestyle brand Tonino Lamborghini to develop a luxury housing project in Gurugram with an investment of nearly Rs 2,900 crore, named "Tonino Lamborghini Residences Gurugram", spread across 12.40 acres, comprising 812 luxury flats, in Sector 71. The company confirmed the numbers directly: "The estimated cost of the project is Rs 2,890.97 crore." The deal, described in filings as a licence arrangement, gives the Italian house creative control while Signature Global handles construction, sales and execution. The collaboration follows a brand-led development model, wherein Tonino Lamborghini will drive the creative direction, embedding its Italian design philosophy, craftsmanship, and lifestyle aesthetics across the project, while Signature Global will be responsible for construction, execution, and sales, leveraging its local market expertise. For Tonino Lamborghini, this is a first. The partnership marks Tonino Lamborghini's entry into India's residential real estate market, the filing said. The brand's own founder framed it as a personal statement rather than a mere licensing deal: Tonino Lamborghini, Founder and President of Tonino Lamborghini S.p.a., said the company, with this project, has entered the Indian branded real estate market, adding, "Every project bearing my name goes beyond architecture; it represents a way of living, a personal idea of contemporary luxury rooted in craftsmanship, innovation, and my character." Signature Global's chairman echoed the ambition on the domestic side: Pradeep Aggarwal, Chairman of Signature Global Ltd., said, "Our vision has always been to redefine the standards of urban living in India by bringing world-class innovation to our home soil. By partnering with a global icon like Tonino Lamborghini, we are not just building apartments; we are creating a lifestyle statement that resonates with the ambitions of the modern Indian achiever." The numbers around the project have shifted slightly across disclosures, which is common as a large branded deal moves from term sheet to filing. Separate reporting pegs the overall opportunity higher: Signature Global and Tonino Lamborghini have entered a strategic collaboration to develop the 'Tonino Lamborghini Residences Gurugram,' a project in Sector 71, Gurugram, where the 12.4-acre development will feature 812 premium apartments, marking Lamborghini's debut in India's residential real estate sector amid robust demand for branded homes. Industry trackers also cite a sizeable revenue upside: the Gross Development Value (GDV) of the project is approximately ₹4,000 crore, with pricing details expected to be announced at the official launch, the company said. On commercial terms, Signature Global has entered into a "licence agreement" with the Italian brand, and on the commercial terms with Tonino Lamborghini, Signature Global said this will include a flat fee, which will be paid in instalments, and an additional fee in case the topline exceeds a specified threshold. So why Sector 71, and why now? The micro-market sits on the Southern Peripheral Road corridor that has become Gurugram's newest luxury spine. Multiple project listings describe the site's connectivity in similar terms — access to NH-48, Golf Course Extension Road, Sohna Road and the wider Cyber City–Udyog Vihar business belt. The NH-48, Sohna Road, Golf Course Extension Road and Dwarka Expressway are easily accessible to the residents, and practitioners in the Cyber City, Udyog Vihar, Golf Course Road and other business centers will also find the place quite appealing. The land itself is registered as revenue estate of Fazilpur Jharsa, part of the SG SPR Estate land bank Signature Global has been assembling in this belt for several years. The design brief leans heavily into the Lamborghini identity rather than treating it as a badge. Early collateral describes a G+40 high-rise luxury residence with four apartments per core for privacy, alongside a Lamborghini-designed clubhouse spanning approximately 75,000 sq. ft. with curated wellness zones, private lounges, and high-performance fitness spaces. Configuration details vary slightly across early marketing material, with different listings describing a total land parcel of 12.4 Acres offering 5 high rise towers with sizes ranging from 2050 sq. ft. to 2850 sq. ft. in 3, 4 and 4.5 BHK ultra premium units — figures that should firm up once the formal brochure and RERA filing are released. This isn't Signature Global's first attempt at premium living in this pocket of Gurugram, and that track record matters to prospective buyers weighing a five-to-seven-year construction horizon. The developer's broader profile — as of December 2025, Signature Global has delivered 16.5 million square feet of real estate, and in the last fiscal, the company sold housing properties worth more than Rs 8,200 crore — is the backdrop against which the Lamborghini bet is being read by analysts. As one industry note put it, the developer's rapid absorption in the luxury segment is what underwrites this scale of commitment, since selling 1,000-plus units in days, not months, at premium pricing, is what gives the company confidence to commit ₹2,900 crore to Tonino Lamborghini, the largest single ultra-luxury build any Indian developer has attempted in Sector 71. The broader context is a real shift in how India's wealthy are buying homes. Branded residences — projects where a global lifestyle or luxury name lends its design language and standards to a housing development — have gone from a niche curiosity to a genuine category. According to Knight Frank's The Residence Report 2025, India ranks 6th worldwide in live branded residence projects, contributing 4% of the global supply, and 10th in the global project pipeline, signalling a wave of branded luxury developments set to reshape the country's premium housing market. JLL's Ritesh Mehta frames the current wave as more varied than earlier attempts: "After years of dormancy, branded residences are back, and this time, they're taking multiple forms. Some are service-led, offering hotel-style living with concierge, housekeeping, and end-to-end property management. Others are design-led, where global names such as Armani, Trump, or Versace lend their architectural and aesthetic signature to the project. Across formats, these homes cater to a niche end-user who prioritises comfort, distinction, and status, rather than pure investment yield," explains Ritesh Mehta, Senior Director and Head (North and West), JLL India. For now, the project sits at an early, pre-launch stage — the licence is signed, the land is identified, and the vision statements from both sides are out, but the fine print homebuyers care about most — final tower plans, unit-wise pricing, and RERA registration — is still being finalised. Prospective buyers should treat current per-square-foot figures and floor plans circulating on broker portals as indicative until Signature Global issues its official brochure and price list at launch.
