In a regulatory filing, Signature Global announced it will invest nearly Rs 2,900 crore to develop a luxury housing project in Gurugram, partnering with Italian lifestyle brand Tonino Lamborghini, with the branded project spread across 12.40 acres and comprising 812 luxury flats in Sector 71. When pressed on the numbers, the company said the estimated cost of the project is Rs 2,890.97 crore. What makes this more than another luxury launch is the nature of the tie-up. The agreement has been established as a brand licensing arrangement, wherein Tonino Lamborghini will offer design contributions and lend its brand name to the project, while Signature Global will manage the development, execution, and sales. The residences will be marketed under the branding of "Tonino Lamborghini Residences Gurugram," with the Italian company assisting in designing façades, amenities, and common areas, including lobbies and clubhouses. Industry estimates peg the project's anticipated gross development value at approximately ₹4,000 crore, underlining how aggressively the branded-residence segment is now being priced in the capital region. Crucially, the partnership marks Tonino Lamborghini's entry into India's residential real estate market. Globally, the Tonino Lamborghini Group already has branded residences in Dubai's Meydan and Ras Al Khaimah's Al Marjan Island, among other markets, and India joining that list signals growing confidence in the country's luxury absorption capacity. The Sector 71 address sits on Southern Peripheral Road, and this stretch offers excellent access to NH-48, Golf Course Extension Road and major hubs — a corridor that has quietly become one of Gurugram's busiest premium-housing arteries. On the ground, the project is designed to feel exclusive rather than dense. It will span around 12.4 acres along the Southern Peripheral Road and feature 812 residential units in configurations of 3, 4, and 4.5 BHK. Broker listings citing the developer describe five G+40 high-rise towers with four units per core for privacy and exclusivity, apartment sizes across a 12.4-acre land parcel with sizes ranging from roughly 2,050 sq ft to 2,850 sq ft in 3, 4 and 4.5 BHK ultra-premium units, and a sprawling clubhouse designed with the brand's own design language. The land itself is described in listings as the revenue estate of Fazilpur Jharsa. This launch doesn't sit in isolation — it's part of a broader pivot at Signature Global. Analysts tracking the company note that Signature Global Titanium SPR in Sector 71 is the company's first major luxury delivery, due 2026-2027, while the Tonino Lamborghini Residences, expected in 2030, will be its first true ultra-luxury delivery. That timeline matters for buyers: this is a long-gestation, brand-first project rather than a quick-turnaround launch. The company's own financial trajectory backs the ambition — in FY24 it doubled sales bookings from ₹3,430 crore to ₹7,270 crore, and lifted average sales realisation from ₹7,886 per square foot to ₹11,762 per square foot in a single fiscal year, and in the last fiscal, the company sold housing properties worth more than Rs 8,200 crore. The Lamborghini bet also fits a larger capital push. Signature Global has separately announced a ₹3,500 crore investment for FY27, to be used for land acquisition and construction activities mainly across Gurugram and nearby regions, with an ambitious sales bookings target of ₹10,000 crore for FY27, representing nearly 21 percent growth over FY26 bookings of ₹8,250 crore. Chairman Pradeep Aggarwal has framed this as a structural shift rather than a one-off: the company, per market commentary, holds a 36 percent market share in the affordable and mid-housing segment in Gurgaon and is backed by IFC and Nomura, giving it the balance sheet to underwrite a slower-burn luxury bet like this one. For prospective buyers, the honest read is this: branded residences of this scale are rare in India, and the Tonino Lamborghini name will undoubtedly draw attention from HNIs, NRIs and design-conscious end users looking for something beyond the usual glass-tower luxury format. But brand licensing deals also mean execution rests almost entirely on Signature Global's construction and delivery discipline over the next several years, since ultra-luxury construction at the ₹35,000-50,000 per sqft price point demands a different operating muscle than the ₹7,000-12,000 per sqft delivery the company has built its reputation on. Anyone evaluating this project should track RERA registration, tower-wise construction progress and clubhouse specifications as they become official before committing capital.
