A big-ticket FY27 investment signals renewed confidence in Gurugram's housing revival.

Real estate company Signature Global plans to invest around Rs 3,500 crore in FY27 on construction and land purchases mainly in Gurugram. The announcement, made by Chairman Pradeep Aggarwal, comes at a moment when the broader Gurugram housing market is navigating a phase of softness after several years of rapid price appreciation. Breaking down the numbers, around Rs 2,000 crore will be spent on construction activities for ongoing and upcoming housing projects, while the company also plans to invest between Rs 1,000 crore and Rs 1,500 crore in buying new land parcels during the current financial year. This marks a sharp step-up from the previous year — on land acquisition, the company invested around Rs 700 crore last fiscal year to buy land parcels. The near-doubling of the land acquisition budget suggests the developer is racing to secure well-located parcels before prices climb further. The timing is notable. Aggarwal said the Gurugram housing market saw some slowdown in demand during the second half of FY26 after witnessing strong growth in sales and prices between 2022 and 2024. Yet rather than pulling back, the company is doubling down. He expressed confidence that the market will recover and return to normal during this fiscal year. On the ground, the company is currently studying several land opportunities in Gurugram and nearby areas and expects to finalise some deals soon. The scale of this capital commitment stands out against the company's current revenue base. SignatureGlobal is preparing for one of its biggest expansion phases yet, with plans to invest nearly ₹3,500 crore in FY27 across construction and land acquisitions despite reporting FY26 revenue of ₹2,596 crore. Analysts reading into the move note that the aggressive expansion signals management's confidence that Gurugram's recent housing slowdown may only be temporary. On the sales side, FY26 was a mixed year. During the 2025-26 fiscal year, the company's sales bookings fell 20 per cent to Rs 8,250 crore from a record Rs 10,290 crore in the preceding year, and the company sold 2,114 homes, almost half of the 4,130 units in the preceding year. Despite the volume dip, pricing power held firm — the average sales realisation climbed sharply, reflecting a shift toward premium and branded developments rather than sheer unit volume. Looking ahead, the company has set an assertive target for the new fiscal year. On growth plans for 2026-27, Aggarwal said the company has set a target to achieve 21 per cent growth in sales bookings this fiscal year to Rs 10,000 crore on strong launch pipeline and residual inventory. A large part of this growth is expected from fresh launches. The firm is targeting around ₹6,000 crore of its FY27 pre-sales guidance of ₹10,000 crore from new projects, including sales from the branded residence project in collaboration with Tonino Lamborghini, valued at ₹4,000 crore to ₹4,500 crore. Two more large projects are also in the pipeline: two other large projects coming up in the same sector, each around 2 million square feet, with a combined gross development value of ₹8,000 crore to ₹9,000 crore. The branded-residences push is already showing early results. Tonino Lamborghini Residences, launched on Southern Peripheral Road in Sector 71, Gurugram, marks the Italian brand's landmark entry into Indian real estate, spread across a 12.4-acre parcel with five high-rise towers offering 3, 3.5 and 4.5 BHK homes. The project sits within the larger SG SPR Estate, which also includes a 25-acre commercial district being developed with Bengaluru-based RMZ Corp — part of Signature Global's broader diversification strategy. The chairman highlighted that the company has entered into commercial real estate business in partnership with Bengaluru-based RMZ group, as part of its strategy to diversify into other segments of the real estate sector. Early operational data for the new fiscal year gives some validation to management's optimism. Signature Global registered consolidated pre-sales of ₹19.7 billion during Q1 FY27, marking a strong 25% quarter-on-quarter growth over the ₹15.7 billion recorded in the preceding quarter. Company leadership attributed the momentum to its branded-residences strategy, with Aggarwal noting "our performance in the first quarter of FY27 clearly reflects our consumer-centric approach, where we align our projects with the evolving aspirations of homebuyers." For homebuyers, the message is fairly clear: a developer with an established Gurugram track record is committing serious capital toward new land and faster construction at a time when the market is pausing to recalibrate. That combination often creates a window — before the next up-cycle takes hold — where early buyers into new launches along corridors like SPR and Dwarka Expressway can secure units before pricing catches up with the company's premium positioning strategy.
