Signature Global Secures Rs 875 Crore IFC-Backed NCDs to Power Mid-Income Housing Push

Signature Global has pulled off a capital markets first, and the backer lends the moment real weight. Realty firm Signature Global Ltd has raised Rs 875 crore from World Bank's lending arm IFC through issuance of non-convertible debentures (NCDs), with the amount to be used to develop housing projects and retire high-cost debt. The transaction, structured through a private placement, was formalised when a debenture committee approved the allotment of 87,500 NCDs of face value of Rs 1 lakh each aggregating to Rs 875 crore on private placement basis. What makes this raise notable isn't just the size of the cheque, it's the pedigree of the lender and the terms attached. The NCDs, rated 'A+' with a stable outlook by Care Edge Ratings, are listed on the BSE, carrying a coupon rate of 11% and maturing on January 15, 2029, offering a tenure of a little over 3 years. The move also marks the first ever listed debt transaction of Signature Global, strengthening the company's capital market presence in partnership with IFC. This is not IFC's first tango with the developer either — IFC has previously made an equity investment in Signature Global and currently holds about 1 per cent equity stake in the realty firm. So where is the money actually headed? Chairman Pradeep Aggarwal laid out the split plainly. "Out of the ₹875 crore, we will use around ₹470 crore to repay the existing debt," said Pradeep Aggarwal, founder and chairman at Signature Global. The developer had a net debt of around ₹900 crore at the end of second quarter of this fiscal. The remaining fund would be utilised for development of projects, including land acquisition. In effect, Signature Global is using this raise to both delever its balance sheet and stock up on land for the next phase of launches. The housing itself carries a distinct sustainability flavour. Aggarwal said, "As an environmentally conscious developer, we at Signature Global are focusing on developing environmentally sustainable projects and are committed to fulfilling all the ESG requirements in all our future projects." The IFC connection goes beyond just writing a cheque, too. IFC will also provide GRIP (Greening Real Estate Investment Portfolios) advisory support to advance Signature Global's sustainability strategy, with the collaboration aiming to secure EDGE Advanced certification for the Daxin project, supported by the European Union's Accelerating Climate-Smart and Inclusive Infrastructure in South Asia programme. IFC's own leadership framed the deal around India's larger housing gap. The IFC's Regional Division Director for South Asia, Imad N. Fakhoury, highlighted that housing is a vital component of India's inclusive growth, saying, "Through IFC's investment in Signature Global's Daxin project, we aim to provide high-quality mid-income homes, support job creation, and strengthen sustainability in India's fast-growing cities." That context matters: it is estimated that Tier 1 and Tier 2 cities alone will require 18 million additional units, with projections for a further 3 million needed between 2022 and 2027. Mid-income housing, the segment Signature Global has built its name on, sits squarely at the centre of that demand curve. Aggarwal added that going forward the developer would be focusing on its main areas of Dwarka Expressway, Sohna and Southern Peripheral Road (SPR) in Gurugram, while stating that though the company remains interested in Delhi and Noida, any deals would depend on the opportunities they get there. On the fundamentals, the scale of the business backing this raise is considerable. Signature Global has so far delivered 15.7 million sq ft of real estate, with its development pipeline including 17.1 million sq ft of recently launched projects, 24.5 million sq ft of upcoming developments, and 9.2 million sq ft currently under construction. Its sustainability credentials are equally stacked, with a total of 19 projects by Signature Global EDGE certified, among the highest in the entire real estate industry in the country, and its ESG commitments recently recognised by GRESB, where it scored 84 on its debut, placing the company among the top-performing first-time participants globally.
