Once a planned industrial suburb, it has grown into one of the National Capital Region's most sought-after addresses, and the numbers back the shift. Noida has emerged as one of the most popular residential hubs in Delhi NCR, with connectivity to Delhi and Ghaziabad, multiple employment avenues, and sound infrastructure contributing to high housing demand from homebuyers and investors. Corporate India has followed the residents in. Key corporate giants, including Barclays, Infosys, HCL, and Wipro, have their offices in Noida, with several commercial establishments located in Sectors 62, 63, 132, 137, and 143 attracting a large section of professionals.
The city's growth curve has been steep. The average cost of a residential property in Noida in 2026 is approximately ₹9,200 per square foot. Noida real estate prices have increased by more than 90% over the last three years, a figure backed by actual demand data rather than speculation. Sector-specific momentum tells an even sharper story: housing rates in Sector 108 have shown the highest annual growth of around 40 percent, while sectors such as 100, 107, and 79 have seen annual price appreciation of up to 30 percent.
The single biggest catalyst reshaping the market is the new airport at Jewar. The Noida International Airport at Jewar is one of India's largest greenfield airports, with commercial operations beginning June 15, 2026. Around 390 acres of land near the airport along the Yamuna Expressway have been snapped up in just 12 months, worth ₹2,340 crore in transactions, according to ANAROCK Property Consultants. When institutional capital moves at that scale, end-user demand tends to follow at correspondingly higher price points.
Developers are responding in kind. Signature Global is looking for land in Noida and Greater Noida to expand its business, exploring stalled housing projects as well, building on a significant existing presence in the Gurugram market of Delhi-NCR. The company plans to launch multiple housing projects worth Rs 50,000 crore in Delhi-NCR over the next three years to tap strong consumer demand, signalling that Noida's next growth chapter will be written by developers who understand both scale and affordability.
Prices across Noida vary sharply by sector, distance from the Expressway, and metro proximity. Property rates in Noida in 2026 are rising steadily, ranging from ₹7,950 to ₹14,500 per sq.ft., with growth of about 10-24% in popular sectors such as 74, 150, 94, Noida Expressway, and Noida Extension, thanks to metro expansion and Jewar Airport. The premium end of the market, led by Sector 150 and the Expressway belt, is closing the value gap with Gurugram, while budget-friendly pockets in Noida Extension still offer entry points well under a crore.

Not every sector in Noida moves at the same pace. Connectivity to the Expressway, metro corridors, and proximity to the upcoming airport separate the fast-appreciating pockets from the slower ones.
Noida's real estate story is inseparable from its infrastructure calendar. Noida International Airport at Jewar had its Phase 1 inaugurated on March 28, 2026, by Prime Minister Narendra Modi, and commercial operations began June 15, 2026. This single project is expected to redraw the city's value map, with sectors along the Yamuna Expressway and central Noida positioned to benefit most from the resulting jobs, footfall, and commercial activity.
On the connectivity front, the central government has also approved an extension of the Aqua Line that will directly connect it with Delhi Metro's Blue and Magenta lines at Botanical Garden, tightening the commute between Noida and central Delhi. Add to this the existing road network — Noida-Greater Noida Expressway, DND Flyway, and Yamuna Expressway provide robust inter-city connectivity — plus planned projects like Film City and expanding IT parks along the Expressway belt, and the case for sustained demand only strengthens.
