For years, Signature Global has been synonymous with Gurugram's mid-income and affordable housing boom. That is now changing. Signature Global founder and Chairman Pradeep Aggarwal said the company wants to expand its business in Delhi-NCR beyond the Gurugram market and is looking for land parcels in Noida, Greater Noida and Yamuna Expressway. The statement, made in an interview with PTI, marks one of the clearest signals yet that the listed developer intends to diversify its geographic footprint beyond its traditional stronghold. The entry route will not be limited to open-market land deals. The company will participate in land auctions conducted by development authorities of these three regions. This auction-led approach mirrors how several NCR developers have historically entered new micro-markets, allowing for transparent price discovery and authority-backed land titles. More strikingly, Signature Global has also flagged interest in reviving projects that have been stuck for years, a chronic problem in Noida and Greater Noida where thousands of homebuyers have waited over a decade for possession. Aggarwal said the company is also looking to take over stalled housing projects in Noida. The Noida authority has come up with a co-development policy to revive stalled projects, and a couple of projects have already been approved under this new policy. However, the interest comes with a clear condition: Aggarwal said the company will take over stalled housing projects, provided it does not become liable for legacy litigations. That caveat is significant, since many stalled Noida-Greater Noida projects are entangled in insolvency proceedings, homebuyer lawsuits, and authority dues disputes that have historically discouraged reputed developers from stepping in. The expansion plan is backed by scale. The company has a pipeline of about 32.2 million square feet of saleable area in forthcoming projects along with 16.4 million square feet of ongoing projects, and is targeting to deliver 16 million square feet to customers by March 2026, helping it recognise around Rs 10,000 crore in revenue. On the sales side, momentum has been strong: Aggarwal expressed confidence the company would achieve its target of Rs 10,000 crore in sales bookings for the fiscal, after having sold Rs 7,270 crore worth of properties the previous year. A month after the initial announcement, Signature Global reiterated its Noida ambitions even as it continued buying land closer to home. The company bought a 16.12-acre land parcel in Gurugram's Sector 71, Southern Peripheral Road, for nearly Rs 300 crore to develop a premium housing project. Importantly, the same report noted the company's broader intent: Signature will continue to look for land parcels in the Delhi-NCR region and intends to enter the Noida and Greater Noida housing markets, expanding its footprint from Gurugram, where it has a significant market share. By September 2025, the Noida ambition had evolved into an active, ongoing evaluation process rather than a one-off announcement. Aggarwal told PTI, "We are always looking for land parcels to expand our business. In Delhi-NCR, we are evaluating multiple deals in Gurugram, Noida, Greater Noida, and Delhi." This came alongside the company's continuing land-buying spree in Sohna, underlining that the Noida strategy sits alongside, not instead of, its core Gurugram pipeline. The timing is notable for homebuyers because Noida and Greater Noida are themselves going through a structural reset. Elsewhere in the region, Birla Estates has invested ₹500 crore with Sikka Group for a ₹1,600 crore Greater Noida revival project, enabled by the UP Legacy Policy that allows stalled housing projects to make a comeback. Separately, the state has moved to formalise long-term growth beyond the existing footprint: Uttar Pradesh has notified the Dadri-Noida-Ghaziabad Investment Region Master Plan 2041 across 209 sq km and 84 villages, with ₹1,000 crore of land acquisition already underway. Against this backdrop, an established, well-capitalised developer like Signature Global entering the co-development ecosystem could give stuck homebuyers a realistic path to possession, while also giving the company access to under-supplied, high-demand micro-markets along the Noida and Yamuna Expressway corridors. For prospective buyers, the practical takeaway is to watch for formal project announcements and RERA filings rather than treat the expansion as confirmed inventory today. Land auctions, co-development approvals and stalled-project takeovers typically take several quarters to convert into bookable units, and Signature Global itself has stressed it will avoid projects carrying legacy litigation risk. Still, the intent — backed by a strong balance sheet, a Rs 50,000 crore three-year launch pipeline commitment, and repeated public reaffirmation through 2025 — makes this one of the more credible builder-side signals that Noida's long-pending housing story may finally be turning a corner.
