One decade, one developer, two very different Gurugram skylines.
Enquire NowFor much of the last decade, Signature Global was the name Gurugram homebuyers associated with affordable housing under Haryana's Affordable Housing Policy 2013. Projects like Solera in Sector 107, Synera in Sector 81, and the Millennia series in Sector 37D built the company's reputation on ₹7,000-12,000 per sq ft pricing and fast, government-scheme-linked delivery. Counting the number of affordable projects, the company has unfailingly launched more than 20 properties or 12,461 units (approx) in Sohna and Gurgaon. That volume, combined with disciplined execution, is what built the brand's early credibility. The pivot to premium and luxury did not happen overnight, but the data shows it accelerating sharply in the last two years. Signature Global's price realisation jumped from ₹7,886 to ₹11,762 per sqft in FY24, showing buyer willingness to pay premium pricing for the brand. Industry analysts point to a straightforward reason for the timing: the buyer mix in Gurgaon has shifted decisively toward higher price points since 2022, with luxury and ultra-luxury launches absorbing faster than mid-housing. The clearest evidence of this shift is Signature Global Titanium SPR in Sector 71, Gurugram. Signature Global Titanium SPR, Sector 71, Gurugram is premium high-rise group housing with configurations of 3.5 and 4.5 BHK units ranging from approximately 2,600 to 3,780 sq ft. The project spans 7 towers, G+40 floors, spread over approximately 22-23 acres within a 125-acre township, with pricing range approximately Rs 3.9 to 4.9 crore per unit. The project has already picked up industry recognition, winning "Luxury Project of the Year" honours, signalling that the market is taking the developer's premium ambitions seriously. The most striking move, however, came in April 2024, when Signature Global went beyond premium pricing into branded residences. In April 2024, it committed 2,900 crore to develop the Tonino Lamborghini Residences in Sector 71, Gurgaon, marking the brand's entry into Indian residential real estate. The project's scale is significant for the Indian market: the 'Tonino Lamborghini Residences Gurugram' project, planned for 12.4 acres in Sector 71, involves an investment of around ₹2,890 crore, with an expected gross development value of ₹4,000 crore, offering 812 premium apartments in three, four, and 4.5 BHK configurations. Under the arrangement, Tonino Lamborghini will oversee design and lifestyle elements, while Signature Global manages development, execution, and sales. The brand partnership itself is a notable validation. Branded residence licences are not handed out casually, and the Tonino Lamborghini Group runs its own due diligence on every potential developer partner globally. That the Italian marque, which currently has Tonino Lamborghini Residences in Dubai (Meydan), Ras Al Khaimah, and several other markets, chose Signature Global over more established legacy developers is being read by analysts as a strong signal of the company's institutional credibility, particularly given its listed status and backing from IFC and Nomura. The luxury expansion hasn't stopped at one project. In December 2025, the company announced 'Sarvam at DXP Estate' — a strategic move designed to expand the company's business operations amidst strong consumer demand in the premium housing market, strategically located on the Dwarka Expressway in Sector 37D, Gurugram. The development spans 13.56 acres with 1,798 apartments; in the first phase, 50 percent of total units are being offered, priced between Rs 3 crore and Rs 4 crore per unit. Alongside this, Cloverdale SPR — the second phase of the Titanium SPR township — offers 3 and 4 BHK units in the range of 2,095 to 3,480 sq ft as Phase 2 of the same 125-acre township as Titanium SPR, and picked up the Residential High-Rise Project of the Year award in 2025. The company is also diversifying beyond pure residential luxury. In April 2025, Signature Global announced a joint venture with Millennia Realtors Private Limited, part of the RMZ Group, securing approximately Rs 1,293 crore for entry into large-scale commercial development, marking a significant strategic pivot. But the transition carries real execution risk that analysts are watching closely. Material specifications, finish quality, vendor selection, and amenity-level execution at the ₹35,000-50,000 per sqft price point need a different operating muscle than ₹7,000-12,000 per sqft delivery. The honest picture, per independent trackers, is that the bulk of the delivered portfolio is in the affordable and mid-housing categories, not ultra-luxury, and the ultra-luxury delivery track record is still being built. Rapid shift from affordable to premium and luxury segments exposes the company to execution risk in an unfamiliar product category. Financially, the numbers tell a mixed but improving story. FY2024-25 income from operations stood at Rs 2,498 crore, with sales bookings or pre-sales of Rs 10,290 crore. On debt, the company has been actively deleveraging: net debt as of close of FY26 stood at approximately Rs 200 crore, a 77% reduction from FY25 end per company announcement in April 2026. That said, momentum has cooled somewhat in the near term, with a reported 21 percent decline in sales bookings to Rs 4,650 crore during the April-September period of 2025-26 compared to the year-ago period, though the company remains confident in meeting its pre-sales targets. Management has responded by revising guidance, and Signature Global has revised its sales booking target for the current fiscal year downwards to ₹10,300 crore from an initial ₹12,500 crore, attributed to a perceived softening of housing demand within Gurugram. Despite the softer bookings, leadership remains upbeat about the luxury pivot. Chairman Pradeep Aggarwal has expressed confidence in achieving the revised target, citing strong demand for branded homes across major cities. For homebuyers, the story is one of a developer proving itself twice — first in affordable housing, and now in a segment where trust, finish quality, and delivery timelines carry an entirely different weight. Signature Global's delivered projects and RERA compliance history in the affordable segment give it a track record; its ability to replicate that discipline at the ₹4-5 crore price point over the next few years, culminating in the Tonino Lamborghini handover expected around 2030, is what will define whether this transition is remembered as a masterstroke or a stretch too far.
