This transaction is being described as a landmark event for the company's growing presence in institutional capital markets. The transaction was formalised after the company had recently announced that its debenture committee had approved the allotment of 87,500 NCDs of face value of ₹1 lakh each aggregating to ₹875 crore on private placement basis. The NCDs, carrying a coupon rate of 11 per cent, have a tenure of three years, two months, and 30 days, pegging their maturity date at January 15, 2029. Adding to the credibility of the instrument, the NCDs are rated 'A+ Stable' by CareEdge Ratings, and listed on the Bombay Stock Exchange (BSE), which marks the first ever listed debt transaction of Signature Global, strengthening the company's capital market presence in partnership with IFC. For homebuyers, the most relevant part of this announcement is how the money will be used. The Delhi NCR-based developer will use the funds to develop mid-income and ESG-aligned housing projects, repay Rs 470 crore of debt, and strengthen its balance sheet. Chairman Pradeep Aggarwal explained the split directly: "Out of the ₹875 crore, we will use around ₹470 crore to repay the existing debt," while the remaining fund would be utilised for development of projects, including land acquisition. This dual focus on debt reduction and fresh construction capital signals a disciplined approach to growth rather than aggressive over-leveraging. Sustainability is a running theme in this deal. Aggarwal noted, "As an environmentally conscious developer, we at Signature Global are focusing on developing environmentally sustainable projects and are committed to fulfilling all the ESG requirements in all our future projects," he added. IFC's South Asia leadership echoed this direction, with Regional Division Director Imad N. Fakhoury stating that "Through IFC's investment in Signature Global's Daxin project, we aim to provide high-quality mid-income homes, support job creation, and strengthen sustainability in India's fast-growing cities," he said. As part of the collaboration, IFC will also provide GRIP (Greening Real Estate Investment Portfolios) advisory support to advance Signature Global's sustainability strategy, aiming to secure EDGE Advanced certification for the Daxin project. This is not IFC's first engagement with the developer. IFC has previously made an equity investment in Signature Global and currently holds about 1 per cent equity stake in the realty firm, an investment that was worth Rs 210 crore. The continuity of this relationship, from equity backer to debt investor, underscores growing institutional confidence in Signature Global's business model. On the business front, the developer remains confident about its growth trajectory. CEO Rajat Kathuria said the developer is sure to meet its pre-sales target, noting: the developer is sure to meet its pre-sales target of ₹12,500 crore for FY26, considering the strong launch pipeline for the next five months, with around 8 million square feet (msf) area for sales during the current and next quarters, with a combined revenue potential of around ₹14,000 crore. This comes on the back of a strong FY25, in which the company sold properties worth Rs 10,290 crore last fiscal to become the fifth largest listed realty firm in terms of sales bookings. Geographically, the developer's near-term focus remains clear. Aggarwal added that going forward the developer would be focusing on its main areas of Dwarka Expressway, Sohna and Southern Peripheral Road (SPR) in Gurugram, while stating the company remains interested in Delhi and Noida, with any deals depending on the opportunities they get there. For prospective buyers, this signals continued project activity concentrated in Gurugram's key growth corridors, backed by a stronger, more diversified capital base following the IFC transaction. For homebuyers evaluating Signature Global projects, this funding round is a reassuring signal. A large developer securing long-tenure, fixed-rate capital from a globally respected institution like IFC — rather than relying solely on customer advances or high-cost debt — typically translates into steadier project execution, better liquidity for construction, and reduced financial stress on ongoing developments. Combined with the company's stated ESG commitments and its track record of EDGE-certified projects, this deal reinforces the narrative of a developer scaling responsibly in India's mid-income housing segment.
