Adding to the credibility of the instrument, the NCDs are rated 'A+ Stable' by CareEdge Ratings, and listed on the Bombay Stock Exchange (BSE), which marks the first ever listed debt transaction of Signature Global, strengthening the company's capital market presence in partnership with IFC. For homebuyers, the most relevant part of this announcement is how the money will be used. The Delhi NCR-based developer will use the funds to develop mid-income and ESG-aligned housing projects, repay Rs 470 crore of debt, and strengthen its balance sheet. Chairman Pradeep Aggarwal explained the split directly: "Out of the ₹875 crore, we will use around ₹470 crore to repay the existing debt," while the remaining fund would be utilised for development of projects, including land acquisition. As part of the collaboration, IFC will also provide GRIP (Greening Real Estate Investment Portfolios) advisory support to advance Signature Global's sustainability strategy, aiming to secure EDGE Advanced certification for the Daxin project. This is not IFC's first engagement with the developer. IFC has previously made an equity investment in Signature Global and currently holds about 1 per cent equity stake in the realty firm, an investment that was worth Rs 210 crore. The continuity of this relationship, from equity backer to debt investor, underscores growing institutional confidence in Signature Global's business model. On the business front, the developer remains confident about its growth trajectory.
