Full expressway access and the coming Global City turn Sector 88A into Gurugram's growth corridor.

The entire Delhi section of the expressway, including the 5.1 km IGI Airport tunnel connection, was inaugurated in August 2025, marking full operational status for the expressway. Prime Minister Narendra Modi inaugurated its phase 3 and phase 4 on August 17, 2025, marking a significant milestone in improving connectivity between Gurgaon and Delhi. For Sector 88A, a corridor that sits just off this route on Pataudi Road, the timing could not be better. The numbers tell the story of what a fully functional expressway does to a submarket. In Q4 2024 and Q1 2025, housing prices in this corridor skyrocketed, delivering an unprecedented 58% year-on-year increase, the steepest appreciation across all property markets in India. Zoom out further and the trend holds: price growth on the Dwarka Expressway has been around 151% over five years, per 99acres data, while Magicbricks data points to roughly 200% appreciation between 2016 and 2026. Sector 88A itself is already showing this momentum in real transaction data. At Signature Global Imperial, one of the sector's established affordable-housing addresses, average property prices during Q3 2025 moved from ₹13,000/sqft to ₹13,900/sqft, reflecting a 6.92% rise. The project's location advantage is straightforward: strategically located near Dwarka Expressway and Pataudi Road, it provides excellent connectivity, premium amenities, and a green lifestyle. Residents also get an approximately 20-minute drive from IGI Airport via the Dwarka Expressway. What makes Sector 88A's story bigger than just the expressway is its proximity to Global City, Haryana's flagship mixed-use mega-project taking shape just a few sectors away. Encompassing approximately 1003 acres, Global City Gurgaon spans across parts of Sectors 36B, 37A, and 37B, and is set to become a significant hub for the Delhi-Mumbai Industrial Corridor in Haryana, backed by an investment potential of approximately $15 billion, or Rs 1,00,000 crore. The plan includes world-class hospitals, central parks, international schools, and the largest shopping center in Gurgaon, all sitting on state highways like Pataudi Road and Dwarka Expressway — the same arterial network that runs through Sector 88A. Institutional data backs the on-ground shift. According to JLL, around 175 acres of land across seventeen separate deals valued at over INR 3,100 crore have been acquired by real estate developers since CY2022 in this submarket. The consultancy notes that the Dwarka Expressway-New Gurugram residential cluster is experiencing great buyer traction as a result of infrastructure enhancement and quality supply, and since reputed developers have launched residential projects, it has emerged as the hub of Gurugram's residential growth. In 2023 alone, a total of 12,409 housing units were sold in this submarket, which was 66% of the overall sales in Gurugram, up 67% compared to 2022, worth a whopping INR ~25,000 crore. Connectivity upgrades are still stacking up. Beyond the expressway itself, a confirmed Metro extension of the Blue Line corridor from Dwarka Sector 21 towards Kherki Daula is slated for the 2026–27 window, giving the expressway sectors a direct rail link into Delhi. Government policy is reacting too — the Gurugram district administration has proposed a 10–70% increase in circle rates of properties along the expressway, reflecting its anticipated impact on development and accessibility — and more recently, circle rates along the Dwarka Expressway were revised upward sharply from April 2026, an official acknowledgement of how far on-ground values have already climbed. For homebuyers, the takeaway is one of timing rather than speculation. Analysts covering the corridor point out that infrastructure-led corridors reward buyers who enter before a project is complete, because the steepest appreciation tends to happen between the credible-announcement stage and the operational stage. With the expressway now fully live and Global City moving from master-plan to execution, Sector 88A sits at exactly that inflection point — no longer a bet on future infrastructure, but a location benefiting from infrastructure that has already arrived. Signature Global's footprint in and around Sector 88A, anchored by projects like Signature Global Imperial, gives buyers an entry point into this corridor at price points that remain accessible compared to more established Gurugram addresses. As commercial belts expand and social infrastructure matures around the sector, the combination of a completed expressway and an incoming mega-township is likely to keep Sector 88A on the radar of both end-users and investors through the rest of this decade.
