Enquire NowFor years, Dwarka Expressway has been defined by what was coming rather than what had arrived. That narrative is finally shifting. The confirmed Metro extension of the Blue Line corridor from Dwarka Sector 21 towards Kherki Daula, slated for the 2026–27 window, will give the expressway sectors a direct rail link into Delhi. For a corridor that has spent a decade being described in future tense, this is the missing piece. The road itself is no longer a work in progress. The Haryana stretch of the expressway opened in March 2024 and the Delhi stretch, worth about ₹5,360 crore, was inaugurated in August 2025, completing the full 27-plus-kilometre, largely elevated corridor. With the physical infrastructure now largely in place, attention has shifted to the next layer of connectivity: rail transit that plugs directly into the Delhi Metro network. The metro story is also gathering political momentum. In a separate but related move, Union Minister of State for Planning and Gurugram MP Rao Inderjit Singh has directed the exploration of a new metro line along the Dwarka Expressway that would connect Kherki Daula with Delhi's Airport Metro Line, currently limited to Yashobhoomi station. Officials have since been asked to move from intent to execution. The Delhi Metro Rail Corporation and the Haryana Mass Rapid Transport Corporation have been directed to prepare a feasibility report, with a ridership study to follow on the proposed route. Infrastructure spending around the corridor is not limited to rail. GMDA's roughly ₹3,500-crore infrastructure roadmap for FY 2026–27 focuses on Gurugram's roads, flyovers and water systems, including an elevated Southern Peripheral Road planned in two stretches that will connect signal-free to both the Dwarka Expressway and the Delhi–Jaipur Highway. One of these stretches alone, the Vatika Chowk–NH-48 section spanning about 5.3 km and costing roughly ₹750 crore, is expected to serve close to 50,000 vehicles a day. New flyovers and interchanges at congestion points such as Vatika Chowk and Ambedkar Chowk are also part of the plan. Even the airport-facing end of the expressway is under review. In late May 2026, a new master plan drafted by Delhi International Airport Limited proposed extending the eight-lane Dwarka Expressway all the way to Delhi's Mayapuri Ring Road, aiming to clear the long-standing bottleneck near Mahipalpur and IGI Airport, where the expressway currently merges into NH-48 and traffic can crawl for up to twenty minutes inside the three-kilometre tunnel. For homebuyers, the practical takeaway is that the infrastructure risk that once made this corridor a wait-and-watch market has largely receded. Analysts tracking the belt note that with the expressway fully functional, metro connectivity confirmed for 2026-27, and major commercial hubs already operational, buyers are no longer betting on promises but investing in a location that is already taking shape. Market observers also expect this to translate into pricing gains, with sectors 102, 103, 104, and 109 expected to see an additional 15-20% price appreciation once metro operations begin. Signature Global has built a meaningful presence along this very stretch, with homes positioned to benefit directly as the Blue Line, SPR upgrades, and airport-linked road works mature. Projects such as Signature Global Deluxe DXP and Sarvam sit in Sector 37D, close to the Kherki Daula end of the expressway where the metro extension will eventually surface, putting residents within easy reach of both the improving road network and the upcoming rail link.
