Gurugram leads India's branded homes boom as global names redefine luxury living.

What was once a niche segment reserved for a handful of hospitality-tied projects has grown into one of the fastest-expanding categories in the country's premium housing story. Globally, branded residence supply is expanding at around 19% year-on-year, and India now ranks among the world's top ten markets in total supply, with Gurgaon leading the pack nationally. This isn't a passing trend; it reflects a fundamental change in how serious buyers evaluate property today. The numbers behind this shift are striking. By the end of 2025, average prices in the top seven cities crossed ₹20,300 per sq ft, while the share of premium homes in total sales moved from just 11% in 2021 to 27% in 2025. Homes connected to an international brand often command 20 to 35% higher pricing compared to similar non-branded luxury projects in the same micro-market. Industry data from Savills India confirms that the country has solidified its ranking among the world's top ten branded residence markets, with Gurugram positioned at the center of this transformation, thanks to its modernist architecture, amenity-oriented design, and cross-border developer partnerships. What is driving this demand? A large concentration of high-net-worth individuals, returning NRIs, and senior corporate professionals calls Gurugram home, and these buyers increasingly want more than square footage and a good address. They want internationally recognised living standards, professional management, and hotel-like service woven into everyday life. JLL India data shows homes priced over Rs 1 crore increased their share of total residential sales in the first half of 2025 to 62%, up sharply from 51% the previous year, a clear signal of the broader premiumisation of Indian housing. Signature Global, long known for scaling affordable and mid-segment housing across Gurugram, has moved decisively into this branded luxury space. The company has entered into a partnership with Tonino Lamborghini to develop 'Tonino Lamborghini Residences Gurugram', a branded housing project spread across 12.40 acres in Sector 71 on Southern Peripheral Road, comprising 812 luxury flats, with an investment of ₹2,900 crore. Tonino Lamborghini, Founder and President of Tonino Lamborghini S.p.a., described the venture as one where every project bearing his name represents a way of living rooted in craftsmanship and innovation, marking the brand's formal entry into India's branded residential market. The Sector 71 development is designed around five G+40 high-rise towers with only four apartments per core, prioritising privacy and exclusivity over density. Residences span roughly 2,050 to 2,800 sq. ft. across 3, 3.5, and 4.5 BHK configurations, anchored by a Lamborghini-designed clubhouse spanning close to 50,000 to 75,000 sq. ft. depending on the source, featuring wellness zones, an infinity-edge pool, and branded interiors curated by the label's creative direction. Beyond this flagship, Signature Global has signalled further ambition in the branded space, with Chairman Pradeep Aggarwal outlining a separate branded luxury residential project on a 7-acre parcel along SPR with a saleable area of 20 lakh sq. ft. and an estimated revenue potential of ₹5,000 crore, part of a larger 25-acre mixed-use development for which the company has also formed a joint venture with Bengaluru-based RMZ Group. For homebuyers evaluating this segment, the appeal goes beyond prestige. Branded residences typically bring standardised facility management, brand-backed quality assurance, and a built-in exit strategy through stronger resale and rental demand, since properties associated with international names generally perform better in the luxury resale market. Institutional capital is following the same logic: real estate investments in India crossed USD 7.5 billion in 2025, the highest on record, with a significant share directed toward premium and branded residential projects. As Gurugram's SPR and Dwarka Expressway corridors mature with better infrastructure, industry watchers expect the branded residences pipeline to deepen further between 2026 and 2029, giving early buyers a window to enter at comparatively better pricing before brand equity in the city fully matures.
