Rising incomes and bold new infrastructure are turning Gurugram into India's luxury housing epicenter.
Enquire NowGurugram enters the second half of 2026 on the back of one of its strongest runs in years. According to industry data cited this quarter, Delhi-NCR recorded a 30 per cent year-on-year rise in housing sales during Q1 2026, with luxury housing demand continuing to outperform the broader market, while Gurugram retained a dominant share in new launches across NCR. For homebuyers watching the market, this isn't a speculative blip. It reflects a deeper shift in who is buying homes in the Millennium City, and why. At the heart of this shift is income growth. The demand for homes priced above ₹10 crore has increased significantly, showing that the luxury segment is being driven by genuine demand from professionals, entrepreneurs, investors, and NRIs. Gurgaon is home to hundreds of multinational companies, financial institutions, and rapidly growing startups, and this concentration of senior professionals with high disposable incomes creates consistent demand for premium residential spaces near business hubs. The city's office market is backing this up in real numbers: Delhi-NCR recorded more than 12 million sq. ft. of gross office leasing during the first quarter of 2026, with Gurugram continuing to account for a significant share of premium office demand. Infrastructure is the other half of the story. Corridors that were once considered peripheral are now among the city's most valuable addresses. Along the Southern Peripheral Road, for instance, the momentum is visible as SPR steadily evolves into a future-ready luxury belt driven by seamless connectivity, integrated commercial-residential development, and rising high-end supply, with residential prices appreciating by nearly 160 per cent over the past five years, per Magicbricks. BK Malagi, Vice Chairman of Experion Developers, captures the broader pattern well: "What strengthens Gurugram's luxury leadership is the way luxury demand is now dispersing across multiple high-value corridors, each evolving with its own distinct residential identity." Golf Course Road remains the benchmark for this dispersal. It continues to remain the city's most established ultra-luxury spine, where limited land availability, mature social infrastructure, and proximity to Grade A commercial hubs continue to support strong capital appreciation, premium rentals, and sustained demand from CXOs, expatriates, and global professionals. Meanwhile, corridors like Dwarka Expressway and New Gurugram are catching up fast, backed by improving connectivity and metro extension plans that continue to draw developer and buyer attention alike. Developers are responding to this demand with scale and ambition. Recent approvals of dozens of new projects involving nearly ₹38,000 crore during the first half of 2026 underscore the momentum behind the market, highlighting the continued evolution of Gurugram into one of India's premier real estate destinations. Signature Global has been among the most visible names in this expansion. The company has moved decisively into the branded luxury space, partnering with Italian lifestyle brand Tonino Lamborghini to develop a luxury housing project in Gurugram with an investment of nearly Rs 2,900 crore, named "Tonino Lamborghini Residences Gurugram," spread across 12.40 acres with 812 luxury flats in Sector 71. This follows another major commitment on Dwarka Expressway, where Signature Global invested Rs 4,800 crore to develop a luxury housing project, having recently launched 'Sarvam at DXP Estate,' spread over 13.56 acres in Sector 37D with 1,798 apartments. In the first phase, the company offered 50 per cent of the total units for sale in a price range of Rs 3-4 crore per unit. Chairman Pradeep Aggarwal has struck a confident tone about the year ahead, with the company banking on strong demand for branded homes across major cities even as it recalibrates near-term sales targets. For homebuyers, the takeaway is straightforward: Gurugram's luxury market in 2026 is being built on real fundamentals rather than hype alone. Robust macroeconomic conditions, rising disposable incomes, and continued investment in premium residential projects are driving demand across India's luxury housing segment, according to a recent report by Savills India. As Dwarka Expressway, SPR, and metro connectivity mature further, the corridors anchoring today's launches are likely to define the next phase of Gurugram's growth story.
