New expressways and the Namo Bharat corridor are turning Faridabad South into NCR's next growth
Enquire NowFor years, Faridabad sat on the edges of NCR's real estate conversation, admired for its affordability and greenery but often passed over because of connectivity gaps. That narrative is changing fast. Connectivity is emerging as the biggest driver of this transformation, with the Haryana Government approving the final alignment of the proposed 64-km Namo Bharat RRTS-cum-Metro corridor, which will connect Gurugram, Faridabad, Noida and Greater Noida. The scale of ambition is hard to miss: the proposed Rs 15,000-crore Namo Bharat Regional Rapid Transit System corridor linking Gurugram, Faridabad and Noida is emerging as a landmark infrastructure project for the Delhi-NCR region. What makes this corridor different from previous connectivity promises is the pace at which it has moved from concept to committed project. With the Detailed Project Report now finalised by NCRTC, the largely elevated, high-speed corridor is expected to reduce end-to-end travel times to under an hour, significantly reshaping regional mobility. A particularly interesting engineering detail is how the corridor will function in its Gurugram-Faridabad leg. A unique feature of this project is the plan to run Metro trains and RRTS trains on the same track between Gurugram and Faridabad, a 32 km stretch that will connect Sector 45 Gurugram to Bata Chowk Faridabad. This dual-use design means short-distance commuters and long-distance travelers share the same modern backbone, multiplying the corridor's everyday utility for residents. Roads are moving in tandem with rail. The region's connectivity has already improved with access to the Delhi-Mumbai Expressway, which is attracting interest from logistics and industrial investors, while the long-awaited Faridabad-Noida-Ghaziabad Expressway is nearing completion and is expected to ease travel between Faridabad, East Delhi and Noida. The FNG Expressway itself is a substantial undertaking — spanning approximately 56 kilometers, this six-lane expressway aims to link the industrial and residential hubs of Faridabad in Haryana with Noida and Ghaziabad in Uttar Pradesh. Within Faridabad, the segment begins at Ma Amrita Hospital, passing through Lalpur village, and traverses sectors 89, 88, 84, and 75, which are witnessing rapid residential and industrial development. Airport access is the other piece of the puzzle. Another major boost for the region is the upcoming Noida International Airport at Jewar, with the proposed Faridabad–Jewar Expressway expected to reduce travel time between Greater Faridabad and the airport to around 30-45 minutes. That expressway is still in its early stages, though. The government has cleared the budget and route alignment, with the next steps being tender processes, land acquisition, and actual construction mobilization — likely to begin later in 2026 if funding flows smoothly. For now, sectors positioned along the planned route stand to gain first-mover advantage in buyer interest. Policy is reinforcing what infrastructure is building. Under the Faridabad Master Plan 2031, sectors 66 to 89 have been earmarked as a self-sustained sub-city, with sectors 75 to 89 planned primarily for residential development, while sectors 66 to 74 are designated for industrial use. This zoning clarity gives developers and buyers a long runway to plan around, rather than reacting to piecemeal announcements. It also explains why initiatives under the Smart Cities Mission are introducing intelligent traffic systems, improved waste management and other digital governance measures, with Greater Faridabad increasingly being seen as one of NCR's next major growth centres. Industry voices are already framing this as a structural shift rather than a temporary sentiment boost. BPTP's CEO Manik Malik observed that the upcoming Namo Bharat RRTS corridor is a significant milestone in strengthening integrated mobility across the NCR, enabling faster, multi-modal connectivity between Gurugram, Faridabad, Noida and Greater Noida. Analysts also point out the practical effect on buyer behaviour: improved transit allows homebuyers to prioritize lifestyle, layout, and affordability, while investors see value creation along the corridor. That shift matters because it removes the old trade-off where families had to choose between commute time and living space — Faridabad South can now offer both. What does this mean in practical terms for someone house-hunting today? As mobility becomes reliable, mid-income and upper-mid-income housing segments stand to benefit the most, with planned sectors offering township development and social infrastructure likely to witness faster absorption and rising rentals. Faridabad South's larger plots, established green cover, and lower entry prices compared to Gurugram or Noida make it an increasingly compelling proposition once the connectivity gap closes. Faridabad comes out as the third megacity of NCR and a strong first-choice for families seeking space, a luxury community and large organised green surroundings without losing access to commercial hubs. The caveat every serious buyer should keep in mind is timeline discipline. Rail corridors and expressways of this scale rarely move on a straight line — DPRs, tenders, and land acquisition each take their own time, and the FNG Expressway itself has been a long-gestating project before recent momentum. That said, for buyers willing to take a medium-term view, Faridabad South today looks less like a peripheral suburb and more like NCR's next well-planned growth corridor in the making.
