Metro Spur, UER-2 and the Price Story Reshaping Dwarka Expressway

For years, Dwarka Expressway was known as the highway that kept getting delayed. That narrative has flipped entirely. The 29-km corridor connecting Mahipalpur in Delhi to Kherki Daula in Gurugram is now largely functional, and the infrastructure pipeline building around it has turned a once-speculative stretch into one of the most closely tracked micro-markets in the National Capital Region. The biggest talking point among homebuyers right now is the metro spur. The Blue Line extension from Dwarka Sector 21 to Kherki Daula will connect Dwarka Expressway directly to Delhi Metro, and this is confirmed for 2026-27. Brokers along the corridor say this single project could be the biggest re-rating trigger the market has seen since the expressway itself opened, with sectors 102, 103, 104, and 109 expected to see another 15-20% appreciation once metro operations begin. Alongside the metro, road infrastructure is expanding aggressively. In late May 2026, a new master plan drafted by Delhi International Airport Limited proposed extending the eight-lane Dwarka Expressway all the way to Delhi's Mayapuri Ring Road, bundling several supporting works including extensions to the Urban Extension Road-II (UER-II) and the Barapulla elevated road, and a Greater Southern Peripheral Road on the Gurugram side. This is layered on top of a broader regional push: a roughly ₹30,000-crore Delhi-NCR road programme covering six major projects, including an AIIMS–Mahipalpur–Gurugram elevated corridor and a 17-km, six-lane link between the Delhi–Amritsar–Katra Expressway and UER-II at an estimated ₹1,500 crore. The numbers on the ground reflect this momentum. Market trackers cite roughly 151% price growth on the Dwarka Expressway over five years per 99acres data, a 58% year-on-year surge in Q4 2024–Q1 2025 that was the highest of any residential corridor in India per CREDAI-Colliers-Liases Foras, and around 200% appreciation between 2016 and 2026 per Magicbricks data. Even official benchmarks are catching up: circle rates along the Dwarka Expressway were revised upward sharply from April 2026, itself an acknowledgement of how far on-ground values have already climbed. Despite the run-up, the corridor still offers relative value against Gurugram's established addresses. The Dwarka Expressway corridor still trades at a meaningful discount to the established Golf Course Road belt, while carrying a stronger forward infrastructure pipeline. Analysts tracking sector-level data note that pricier stretches near Sectors 103-104 now sit close to Golf Course Extension rates, while Sectors 102 and 106 are still 15-20% cheaper than comparable micro-markets, making them better value picks. Developers have responded to this shift with a wave of larger, amenity-heavy launches, and Signature Global's move is among the most closely watched. The company recently launched Sarvam at DXP Estate in Sector 37D, and the project is spread over 13.56 acres and will have 1,798 apartments. Founder and Chairman Pradeep Aggarwal told PTI that the total investment in the development of this project is estimated at around Rs 4,800 crore, with the company offering 50 per cent of the total units for sale in the first phase, in a price range of Rs 3-4 crore per unit. The project is designed with sustainability at its core, and construction is expected to start soon, with completion targeted by 2032, while the development will also pursue Indian Green Building Council Platinum certification. For homebuyers, the current phase of Dwarka Expressway's growth is less about betting on a promise and more about timing entry within a market that is already delivering. With the metro spur locked in for 2026-27 and road capacity expanding through UER-2 and allied projects, the corridor's investment case now rests on committed infrastructure rather than speculation — a shift that end-users and long-term investors alike are factoring into their buying decisions today.

What is UER-2 and how does it affect Dwarka Expressway?
UER-2 (Urban Extension Road-II) is a planned road network extension that is part of a larger master plan to extend the eight-lane Dwarka Expressway toward Delhi's Mayapuri Ring Road, easing bottlenecks near the airport and improving north Delhi connectivity.
How much have property prices grown on Dwarka Expressway?
Market data cited by 99acres shows around 151% price growth over five years, while CREDAI-Colliers-Liases Foras reported a 58% year-on-year surge in Q4 2024-Q1 2025, among the highest of any residential corridor in India.
Are circle rates on Dwarka Expressway changing?
Yes, circle rates along the corridor were revised upward sharply from April 2026, reflecting how much on-ground property values have already appreciated.
What is Signature Global's Sarvam at DXP Estate project?
Sarvam at DXP Estate is a luxury residential project on 13.56 acres in Sector 37D, comprising 1,798 apartments with an estimated total investment of Rs 4,800 crore, targeted for completion by 2032.
Is Dwarka Expressway still affordable compared to Golf Course Road?
Yes, the corridor still trades at a meaningful discount to Golf Course Road while offering a stronger forward infrastructure pipeline, making it attractive for both end-users and investors.
Which sectors on Dwarka Expressway offer the best value currently?
Analysts point to Sectors 102 and 106 as relatively better value picks, still priced 15-20% cheaper than comparable micro-markets, while Sectors 103-104 have moved closer to premium Golf Course Extension pricing.
What social infrastructure is developing along Dwarka Expressway?
Schools, hospitals, malls and commercial hubs are opening across Sectors 102-104, alongside the upcoming Global City project, making the corridor increasingly viable for end-user families rather than only investors.
Is it a good time to buy on Dwarka Expressway?
With the metro spur confirmed for 2026-27 and road capacity expanding via UER-2 and related projects, many analysts view current pricing as reflecting committed infrastructure rather than speculation, though buyers should verify RERA timelines independently.
How does Sarvam at DXP Estate compare to other Signature Global projects on this corridor?
Sarvam is Signature Global's move into the ultra-luxury segment on Dwarka Expressway, distinct from its earlier Deluxe DXP project in the same Sector 37D, with a larger unit count and higher price positioning starting around Rs 3-4 crore per apartment.
