A ₹4,800 crore luxury bet turns Sector 37D into Gurugram's newest address of ambition.

The Gurugram-based developer, known for building its empire on affordable and mid-income housing, has announced an investment of ₹4,800 crore to develop a luxury housing project in Gurugram as part of its strategy to expand business amid strong consumer demand. The project, called Sarvam at DXP Estate, marks a decisive pivot toward the premium end of the market, and it is happening on one of the National Capital Region's most closely watched real estate corridors. Sarvam at DXP Estate is spread over 13.56 acres, located on Dwarka Expressway, Sector 37D in Gurugram, and will have 1,798 apartments. In its opening phase, the company is offering 50 per cent of the total units for sale in a price range of Rs 3-4 crore per unit. That places Sarvam firmly in the ultra-premium bracket, a segment Signature Global has rarely operated in until now. Founder and Chairman Pradeep Aggarwal confirmed the scale of the commitment directly, telling PTI that "the total investment in the development of this project is estimated at around Rs 4,800 crore." What sets this launch apart from a typical Gurugram luxury project isn't just the ticket size, it's the lifestyle architecture built around it. Aggarwal has stressed that the company is focusing on sustainability and wellness elements in this project, which will also be Indian Green Building Council (IGBC) Platinum certified. On the amenities front, the developer has gone after marquee names rather than generic clubhouse features, having onboarded many wellness and lifestyle brands in this project, including the Michael Phelps Swimming Academy. For a company that built its reputation on volume and affordability, this is a conscious repositioning toward experiential, brand-led luxury. On the financing side, Signature Global is playing it conservative despite the eye-catching headline number. The company will meet the investment largely through internal accruals, which include advances from customers. That means the project's funding depends heavily on how quickly the first phase sells rather than fresh borrowing, a structure that has worked for the developer across its earlier affordable housing launches. On the ground, construction works will start soon, and the project is expected to be completed by 2032, giving the developer roughly six to seven years to execute a project of this scale. The timing of Sarvam's launch is closely tied to the company's broader sales ambitions. Signature Global emerged as the fifth-largest listed realty firm last fiscal in terms of sales bookings after recording Rs 10,290 crore in property sales in the previous fiscal. Management has set its sights higher for the current year, and expects the launch of Sarvam at DXP Estate to support its ambition of achieving Rs 12,500 crore in annual sales bookings. The stakes are real: during the April–September 2025–26 period, the company reported a 21 per cent decline in sales bookings to Rs 4,650 crore, compared with Rs 5,900 crore a year earlier, though management remains confident of meeting its full-year targets. To shore up its balance sheet ahead of this large launch, the developer had recently raised Rs 875 crore through non-convertible debentures (NCDs) from the IFC, primarily for mid-income housing development and debt refinancing. The choice of location is no accident. Dwarka Expressway has evolved over the past few years from a construction-heavy stretch into one of Gurugram's most sought-after residential corridors, pulling in nearly every major NCR developer. Sector 37D specifically has become something of a Signature Global stronghold, with the developer already running multiple projects along this belt, giving Sarvam an established micro-market context rather than a cold start. For homebuyers, that track record of execution in the immediate vicinity is likely to matter as much as the marquee amenities on offer. For prospective buyers, Sarvam at DXP Estate represents a rare instance of a mid-market specialist entering the ₹3-4 crore bracket with the balance-sheet discipline of a company that has delivered at scale. The IGBC Platinum ambition, the branded wellness tie-ups, and the phased release strategy all point to a project designed to compete directly with established luxury players on the same expressway. Whether the ₹4,800 crore bet pays off will depend on how quickly the first 50 per cent of inventory moves, and on whether Signature Global can translate its affordable-housing execution discipline into the far more demanding world of ultra-luxury delivery.
