In April 2026, the NSE/BSE-listed developer announced a strategic tie-up with Italian lifestyle house Tonino Lamborghini to build 'Tonino Lamborghini Residences Gurugram' — a branded ultra-luxury housing project in Sector 71 that marks the company's first serious foray into the premium end of the market. According to the regulatory filing, the upcoming branded housing project, named "Tonino Lamborghini Residences Gurugram", will be spread across 12.40 acres, comprising 812 luxury flats, in Sector 71. When asked about costs, the company said, "The estimated cost of the project is Rs 2,890.97 crore." Industry estimates peg the eventual gross development value at close to ₹4,000 crore, making it one of the largest branded-residence bets in Gurugram's history. Crucially, the partnership marks Tonino Lamborghini's entry into India's residential real estate market. Under the arrangement, Tonino Lamborghini will oversee design and lifestyle elements, while Signature Global manages development, execution, and sales. That division of labour is significant — it means the Italian marque lends its design language and brand cachet, while the actual construction, approvals and delivery remain firmly with a developer that has already handed over 16 million sq ft of built space in Delhi-NCR. The project itself sits on prime Southern Peripheral Road frontage, a stretch that has become one of Gurugram's busiest luxury corridors. The homes will come in spacious 3, 4 and 4.5 BHK configurations, complemented by a Lamborghini-designed clubhouse spanning tens of thousands of square feet, resort-style pools, and low-density towers planned at four units per floor core for added privacy. For a company whose bread and butter has historically been sub-₹1-crore affordable homes, this is a conscious pivot toward the HNI and NRI buyer who wants a recognisable global name attached to their address. The timing is notable. Despite a recent 20% drop in sales bookings for fiscal year 2025-26, the company maintains a strong balance sheet with ₹2,770 crore in cash and cash equivalents and net debt reduced to ₹200 crore as of March 2026. That financial cushion appears to be funding the company's ambitions elsewhere too — separately, Signature Global has announced a significant investment of Rs 4,800 crore to launch a new luxury housing project in Gurugram, named 'Sarvam at DXP Estate', strategically located on the Dwarka Expressway in Sector 37D. Market watchers see the Lamborghini tie-up as part of a broader industry shift. Signature Global's move into luxury aligns with broader market trends where developers increasingly collaborate with global lifestyle brands to create unique offerings, with key competitors in Gurugram, including DLF, Godrej Properties, Emaar India, and M3M India, already established in the luxury sector. Analysts have largely welcomed the diversification: Analysts hold a 'Strong Buy' consensus for Signature Global, with an average target price indicating a potential upside of over 45%. Still, there are real questions to answer before the launch translates into keys handed over. The collaboration's success also depends on Tonino Lamborghini's brand appeal effectively translating to real estate, beyond its known luxury goods reputation, and the competitive landscape in Gurugram is intense, with established luxury developers and numerous branded residences already present, potentially causing margin pressure or slower sales than expected. For prospective buyers, that means the usual diligence still applies — verified RERA registration, clear payment schedules, and firm possession timelines — even when a supercar badge is on the brochure. For now, Signature Global's calculated gamble signals something bigger than one project: a mid-market housing giant staking a claim in the segment where India's wealth boom is concentrating fastest, betting that the Lamborghini name can do for real estate what it has long done for engines — turn desire into demand.
