Now the same formula is travelling down the highway to Karnal, a city wedged between Delhi and Chandigarh that is quietly becoming one of Haryana's more interesting real estate stories. The clearest evidence of this shift is Signature Global City in Sector 28A, Karnal. Following the success of its first project, Sunrise with 348 units in sector 35, Karnal, Signature Global announced an investment of Rs 450 crores to develop another project spread across 30 acres, offering 2 and 3 BHK premium floors and 1,626 housing units. The project is designed by Hafeez Contractor, the same architect associated with several of the developer's Gurugram launches — a signal that Karnal buyers are being offered the same design pedigree, not a watered-down version of it. The project sits under a familiar policy umbrella. Signature Global City offers premium low-rise apartments in Karnal under Deen Dayal Jan Awas Yojana 2016, blending luxury with affordability. Strategically located in fast-developing Karnal — between Delhi and Chandigarh — it offers easy access to highways, schools, hospitals, and upcoming infrastructure like a domestic airport and ISBT, with on-site commercial zones catering to daily needs. That positioning — a highway town rather than a satellite suburb — is exactly the kind of location tier-2 expansion strategies are built around: cheaper land, real connectivity, and a government scheme that keeps entry prices low. The pricing tells its own story. Listings for the project have shown 2 BHK and 3 BHK units priced well under Rs 30 lakh, a bracket that has all but disappeared from Gurugram's own affordable segment as land and construction costs have climbed. For a developer whose Gurugram launches increasingly sit in the Rs 2-5 crore range — a segment Chairman Pradeep Kumar Aggarwal has flagged as having "huge demand but limited supply" — Karnal represents a return to the entry-level buyer the brand was originally built for. This isn't a one-off detour. Signature Global's own leadership has spoken about affordable housing's role in reviving the wider real estate sector, with Pradeep Aggarwal noting that projects like Sunrise and Signature Global City for the mid and budget home seekers aim to establish the company in the affordable housing segment not just in Haryana but also in other parts of the country. The company has since talked publicly about widening its geography further — looking for land parcels in Noida, Greater Noida and the Yamuna Expressway to expand business in Delhi-NCR beyond the Gurugram market. The financial backdrop supports this ambition. Signature Global has been steadily de-risking its balance sheet even as it scales up launches — the company reduced its net debt significantly, with Chairman Pradeep Kumar Aggarwal telling PTI it aims to achieve zero net debt during the next financial year. It has also brought in institutional capital to fund this pipeline: the company raised Rs 875 crore from private placement of NCDs with the International Finance Corporation (IFC). The broader market context makes Karnal's timing look less like a gamble and more like a calculated read of where India's housing demand is heading. Industry analysts note that Tier 2 cities have moderate population density, growing economies, and improving infrastructure, making them more affordable and livable compared with saturated metro markets. Government-backed schemes, expanding highway networks, and rising land costs in Gurugram itself are pushing both developers and buyers to look one tier down — exactly the corridor Signature Global entered in Karnal years before the current wave of tier-2 interest picked up pace. For a homebuyer, the practical takeaway is straightforward: Signature Global's Karnal project carries the same DDJAY-linked pricing controls, RERA registration, and construction partner credentials as its Gurugram counterparts, but at a fraction of the ticket size. As the company's balance sheet strengthens and its geographic ambitions extend toward Noida and the Yamuna Expressway belt, Karnal offers an early look at what a Signature Global address outside the NCR core actually looks like on the ground.
