Chairman Pradeep Kumar Aggarwal, speaking on the sidelines of NAREDCO's convention, confirmed the deal was structured deliberately rather than as a single mega-purchase — the land was purchased through three separate sale deeds. The numbers behind the deal point to a sizeable future project pipeline. The Gurugram-based developer, already among India's top five realty players by pre-sales, aims to unlock 18 lakh sq ft of development potential from the new land parcels. That's roughly 1.8 million square feet of buildable area waiting to be converted into apartments, floors, or plotted development once approvals are secured — a meaningful addition even by NCR's land-hungry standards. This isn't a one-off move. It follows a consistent pattern of land stockpiling that Aggarwal openly describes as strategic. This comes after Signature Global invested ₹1,070 crore last fiscal year to acquire 48 acres in Gurugram. And the appetite isn't slowing — for FY26, the company has lined up an investment of ₹1,200–1,500 crore toward fresh land buys. Aggarwal has been candid about the philosophy driving these purchases, telling reporters that land acquisitions in any financial year should be equivalent to the total projects launched in that fiscal year. The geographic focus is deliberately broad but Sohna keeps recurring as a priority corridor. "We are always looking for land parcels to expand our business. In Delhi-NCR, we are evaluating multiple deals in Gurugram, Noida, Greater Noida, and Delhi," Aggarwal said. Company leadership has separately flagged Sohna as core to its long-term land strategy — the company has a huge land bank in Sector 71, on the Southern Peripheral Road, Sector 37D at Dwarka Expressway, and south of Gurugram, Sohna region, and the CEO said the company would keep replenishing land at these locations. Earlier this year, management had also flagged a much larger Sohna play in the works: Signature Global is planning to launch a 130-acre project in Sohna targeting the middle-income segment within this year with a revenue potential of more than ₹5000 crore. Why does a land deal matter to a homebuyer scanning listings today? Because land banking is the leading indicator of what launches next — and where prices are headed. Fresh land in Sohna, bought ahead of formal launch, typically translates into new inventory 12-24 months down the line, often at pre-launch pricing that's lower than what similar completed projects command. For a developer targeting fast-growing corridors like Sohna, this acquisition effectively locks in supply before land costs climb further. The deal also arrives against a backdrop of a maturing, more selective Gurugram market. Aggarwal was candid about the shift in buyer behaviour: luxury homes (₹5 crore+) continue to see "slow and steady" demand in Gurugram, the ₹2–5 crore segment lacks new supply, though prices remain stable with moderate appreciation, and the "frenzy" of projects selling out in hours or days—seen in recent years—has now cooled. Even so, he maintained that pricing fundamentals remain firm: there has been no price correction in the market, although the pace of increase in rates would be moderate going forward. Financially, the acquisition comes at a moment of improving profitability for the company. During the April-June period of 2025-26, the company reported a fivefold surge in consolidated net profit to Rs 34.43 crore, up from Rs 6.79 crore in the year-ago period, even as the company reported a 15 per cent decline in sales bookings to Rs 2,640 crore in the first quarter of this fiscal year from Rs 3,120 crore in the year-ago period. On the launch front, Aggarwal reiterated ambitious targets: Signature Global has already launched projects worth ₹4,000 crore in Q1 of FY26 and plans another ₹13,000 crore worth of launches by March 2026, and remains confident of achieving its ₹12,500 crore sales booking guidance for this year. For prospective buyers eyeing Sohna, the takeaway is straightforward: this land parcel is not yet a launched project, but it strongly signals fresh Signature Global inventory in the corridor over the next couple of years. Anyone tracking Sohna real estate — whether for end-use or investment — would do well to watch for RERA filings and pre-launch announcements tied to this land bank in the coming quarters.
