Signature Global bets Rs 4,800 crore on Sarvam, its biggest luxury launch yet.

Gurugram's luxury housing map has a new address. Signature Global, long known for cracking the affordable housing code in Delhi-NCR, has turned its attention to the top end of the market with Sarvam at DXP Estate, a project the company says will absorb an investment of nearly Rs 4,800 crore. Located on the Dwarka Expressway in Sector 37D, the project, located on Dwarka Expressway, Sector 37D in Gurugram, will have 1,798 apartments. In the first phase, the company is offering 50 per cent of the total units for sale in a price range of Rs 3-4 crore per unit, signalling a deliberate shift up the value chain for a developer whose name has historically been synonymous with mid-income housing. Spread over roughly 13.56 acres, Sarvam is designed as a low-density, wellness-first community. Spread across 13.56 acres, residential projects feature spacious 3 BHK and 4 BHK luxury apartments designed with a holistic approach inspired by six traditional Mudras, including Gyan, Abhay, and Prana. The 11 residential towers, which will rise up to G+41 floors, have been architecturally designed by Hafeez Contractor, while Vastu consultation has been done by Sayash to ensure balanced and positive living spaces. Unit sizes span from roughly 1,815 sq ft to over 3,780 sq ft across 3 BHK, 3 BHK+Utility and 4 BHK+Utility layouts, with overall project pricing expected to range from around Rs 2.9 crore to Rs 7 crore depending on floor and configuration. What sets Sarvam apart from a typical Gurugram high-rise is its lifestyle tie-ups. Signature Global has onboarded many wellness and lifestyle brands in this project, including the Michael Phelps Swimming Academy. The developer has also roped in Tatva Spa, Matrix by Tiger Shroff, ShriYog, Ajivasan, FITTR and Climbs Up to run curated fitness and wellness programming for residents, while the project itself is being positioned for Indian Green Building Council (IGBC) Platinum certification, underlining the sustainability push behind the design. Founder and Chairman Pradeep Aggarwal confirmed the substantial total investment estimate of Rs 4,800 crore for the project's development, adding that construction is set to begin shortly with completion targeted by 2032. Signature Global intends to fund this significant capital expenditure predominantly through its internal accruals, leaning on customer advances rather than fresh debt to build out the project — a funding approach the company has increasingly favoured as it scales its premium portfolio. The timing of the launch is significant for Signature Global's broader business. The launch of this project is expected to help the company achieve its annual sales bookings target of Rs 12,500 crore, after Gurugram-based Signature Global sold properties worth Rs 10,290 crore during the last fiscal. The first half of the current financial year was tougher: in the April-September period of 2025-26, the company reported a 21 per cent decline in sales bookings to Rs 4,650 crore from Rs 5,900 crore in the year-ago period, making a strong festive and year-end launch pipeline, including Sarvam, central to hitting its full-year guidance. To support this expansion, the company recently raised Rs 875 crore through non-convertible debentures placed with the International Finance Corporation (IFC), the World Bank's lending arm, with part of the proceeds earmarked for repaying existing debt and the rest for new project development. Location is doing much of the heavy lifting for Sarvam's investment pitch. The project sits with direct access to the Dwarka Expressway and NH-48, and is roughly 15-20 minutes from IGI Airport (T3) through the expressway, and about 15 minutes from Cyber City and Udyog Vihar, placing it within easy commuting distance of Gurugram's key employment hubs. It is also close to the upcoming 1,000-acre Global City project and near facilities such as Signature Global's own super-specialty hospital and Euro International School, giving the micro-market a fuller social infrastructure than it had even two years ago. Sarvam arrives as Gurugram gears up for a busy year of premium launches. Gurgaon is preparing for substantial growth in 2026 with launch of new projects such as Elan The Statement, Ashiana Aaroham, Signature Global Sarvam, Godrej Aristocrat, M3M Altitude and DLF Privana Township, among others, reflecting how the Dwarka Expressway corridor has moved from a speculative address to a mainstream luxury destination. For homebuyers evaluating Sarvam, the project's RERA registration (HARERA number GGM/1008/740/2025/111, dated 07.11.2025) and its December 2032 possession timeline are worth factoring into any purchase decision, alongside the usual due diligence on payment schedules and construction milestones.
