Signature Global's bold pivot from affordable housing to ultra-luxury living on Dwarka Expressway.

The developer built its name delivering homes under the Deen Dayal Jan Awas Yojna, and by FY24 it commanded a dominant position in Gurugram's budget segment. But walk along Dwarka Expressway and Sector 71 today, and a very different Signature Global emerges — one selling apartments priced in crores, not lakhs, and now partnering with an Italian supercar brand to design residences. The inflection point came in Sector 37D. Started in 2014 as an affordable housing developer, Signature Global has shifted its focus to the premium category, launching its first premium high-rise project in Sector 37D with apartments at ₹2.5-3 crore, or ₹13,000 a square foot. The response stunned even the company's own leadership. "There are some 1,000 units, and we have received nearly 5,400 applications," Pradeep Aggarwal, Founder-Chairman of Signature Global, told Business Today. In March 2024, Signature Global sold 1,008 luxury units worth ₹3,600 crore in a single project launch — a number that speaks to luxury absorption capacity more than any other metric. The numbers behind the shift are equally telling. Signature Global, which used to get over 90% of its sales from affordable housing projects in its early days, now gets only a third from that segment — and of projects on the drawing board, only 1% are affordable while premium projects will be in double digits. Pricing power has followed suit: the company's price realisation jumped from ₹7,886 to ₹11,762 per square foot in FY24, showing buyer willingness to pay premium pricing for the brand, and proving the buyer profile has actually moved with the strategy. The most audacious move yet is the Tonino Lamborghini collaboration in Sector 71. Signature Global has announced a strategic collaboration with the Italian lifestyle brand Tonino Lamborghini to develop a premium branded residential project spread across approximately 12.40 acres, featuring 812 premium residences in Sector 71, Southern Peripheral Road. Aggarwal framed the partnership as a statement of intent: "Our vision has always been to redefine the standards of urban living in India by bringing world-class innovation to our home soil. By partnering with a global icon like Tonino Lamborghini, we are not just building apartments; we are creating a lifestyle statement that resonates with the ambitions of the modern Indian achiever." Industry analysis pegs the total investment in the project at roughly ₹2,891 crore, positioned across five G+40 towers. The balance sheet has changed in step with the product mix. Signature Global listed on the BSE and NSE on 4 October 2023 at a 16 percent premium to its ₹385 issue price, with the IPO oversubscribed 12.5 times and an anchor book of ₹318.5 crore raised from 19 institutional investors. That listed status brings a discipline the old affordable-housing model never required — quarterly results, SEBI disclosures on every material event, independent directors, an audit committee, and Big Four-audited financials, compared with the majority of Indian developers who remain unlisted with optional disclosure. Dwarka Expressway itself is where the strategy is most visible in real time. Beyond the Sector 37D launch, Signature Global has pushed further with De-Luxe DXP and a newer wellness-focused tower called Sarvam. Sarvam is a high-rise, wellness-first township on 13.56 acres in Sector 37D, where nearly 80 percent of the area is landscaped green space, spread across 11 towers rising G+40 stories. Nearby, at Sector 84, the Twin Tower DXP project extends the same playbook toward the expressway's northern stretch, marketed explicitly as ultra-luxury. Delivery track record remains the developer's strongest counter-argument to skeptics of a fast pivot. The company has handed over 10.4 million square feet by mid-FY24, with 32.2 million square feet under construction or in the pipeline, including delivered projects like Signature Global Park, Signature Orchard Avenue and Signature Global Prime across affordable and mid-housing categories. That execution history is what analysts point to when explaining why buyers are willing to write seven- and eight-figure cheques for towers that won't hand over keys until the early 2030s. For homebuyers watching Dwarka Expressway, the takeaway is straightforward: Signature Global's affordable-housing roots haven't disappeared, but the growth engine has clearly moved upmarket. Whether that bet pays off in resale value the way it has in launch-day sales numbers will depend on execution over the next five to seven years — the real test for any developer chasing the ultra-luxury label.
