A branded luxury residential address is rising on Gurugram's SPR, backed by a ₹5,000 crore

Signature Global, the city's most prolific listed developer, has announced plans to build a branded luxury residential project on the Southern Peripheral Road (SPR), one of the National Capital Region's fastest-growing residential corridors. Company Chairman Pradeep Aggarwal confirmed that the project carries an estimated revenue potential of around ₹5,000 crore, marking one of the developer's most ambitious luxury bets to date. The project will rise on a 7-acre parcel carved out from Signature Global's larger 25-acre landholding on SPR. According to Aggarwal, the development will offer a total saleable area of approximately 20 lakh square feet, positioned squarely in the branded residences category that has been gaining traction among India's affluent homebuyers. "We will come up with a branded luxury residential project on 7 acres of land parcel with a total saleable area of 20 lakh square feet. The total revenue potential is estimated at Rs 5,000 crore," Aggarwal said. What sets this development apart is its branded-residences positioning. The company is in talks with hospitality chains for a branded housing project, with the project expected to be launched in 5-6 months for sale. Branded residences, where a hospitality or luxury brand lends its name and service standards to a residential tower, have become one of the fastest-growing segments in Indian real estate, appealing to buyers who want hotel-grade amenities and management within their own homes. Aggarwal noted that demand for branded residences remains strong across major cities, driven by buyers seeking premium amenities, brand assurance and better asset value. The remaining 18 acres of the SPR landholding will not go to waste either. Signature Global owns 25 acres of land at Southern Peripheral Road, Gurugram, to develop a large mixed-use project, and it has carved out 7 acres of land for branded homes, while the remaining 18 acres will comprise office, retail and hospitality spaces. To execute this commercial component, the developer has partnered with a major Bengaluru-based group. The second, a larger undertaking, is an 18-acre mixed-use commercial development in joint venture with RMZ Group, with an estimated investment of ₹7,500 crore, featuring 55 lakh square feet of leasable space, including prime office space, retail areas, and two hotels. This SPR announcement comes on the back of a strong operational push. Aggarwal expressed confidence that the company will achieve the revised sales bookings target of ₹10,300 crore for the current fiscal, highlighting that construction activities, which were affected in the December quarter due to a ban in view of high pollution levels, have accelerated now across its various projects in Gurugram. The company had earlier set a more aggressive target before recalibrating to market conditions. In the 2024-25 fiscal year, Signature Global sold properties worth ₹10,290 crore, and initially set a target of ₹12,500 crore sales bookings for this fiscal, but later revised downwards to ₹10,300 crore in view of softening of housing demand in Gurugram. SPR has increasingly become Signature Global's proving ground for premium and ultra-luxury launches. The corridor already hosts the developer's Titanium SPR and Cloverdale SPR projects, part of a much larger integrated township. The project forms part of SG SPR Estate, a 125-acre integrated township being developed along the Southern Peripheral Road corridor in Gurugram, which has emerged as one of the region's key residential growth zones due to improving infrastructure connectivity and proximity to commercial hubs. The developer has also been experimenting with global design collaborations in the same belt, including a furnished tower developed with an international design house, underscoring how SPR has become its flagship testing ground for the luxury and branded-residence formats now being scaled up with this new ₹5,000 crore project. For homebuyers and investors, the announcement signals two things: SPR's continued rise as a premium micro-market in Gurugram, and Signature Global's strategic pivot from its affordable-housing roots toward high-ticket, brand-led residential products. With the formal launch expected within 5-6 months and hospitality brand tie-ups still being finalised, prospective buyers eyeing SPR would do well to track pricing, brand partner announcements, and RERA registration as the project moves from concept to reality.
