From budget homes to Lamborghini-branded towers, a Gurugram developer rewrites its script.

Founded in the city in 2014, the company built a commanding position in the affordable and mid-income segment, and by mid-2024 it commanded a 36% market share in Gurugram's affordable and mid-housing sector, according to its own investor disclosures. That base gave it the scale to attempt something far riskier: a leap into ultra-luxury, brand-backed residences aimed at India's wealthiest buyers. The numbers tell the story of rapid ascent followed by a necessary reset. Sales bookings more than doubled to Rs 7,270 crore in FY24 from Rs 3,430 crore a year earlier, then surged again to a record Rs 10,290 crore in FY25 — a 42% jump driven by strong customer confidence, timely execution, and successful new launches in Gurugram and adjoining markets. Collections kept pace, with the company achieving record annual collections of Rs 43.8 billion, marking a 41% YoY increase in FY25. Net profit that year jumped multifold to Rs 101.2 crore from Rs 16.32 crore in FY24, evidence that scale was finally translating into margin. Then came the correction. During FY26, sales bookings fell 20% to Rs 8,250 crore from that record Rs 10,290 crore, with the company selling 2,114 homes versus 4,130 units the previous year. Signature Global attributed the fall to a softer market environment in Gurugram after a sharp rally in housing sales during the 2022-24 period — a natural cooling after two blistering years. Yet buried inside that headline decline was the real story: pricing power. Average sales realisation increased to Rs 15,250 per sq ft in FY26 from Rs 12,457 per sq ft in FY25, driven by higher volumes in the premium segment and sales price increase across key regions. Fewer units, sold at meaningfully higher prices — a textbook signature of a company trading volume for value. That shift crystallised into the company's most audacious move yet. In April, Signature Global tied up with Italian lifestyle brand Tonino Lamborghini to develop a luxury housing project in Gurugram with an investment of nearly Rs 2,900 crore. The result, Tonino Lamborghini Residences, is billed as India's first Lamborghini-branded residential project in Gurugram, spread across approximately 12.40 acres with five G+40 high-rise towers in Sector 71 on Southern Peripheral Road. The project offers 3, 3.5 and 4.5 BHK apartments ranging from roughly 2,050 to 2,800 sq ft, with prices reported to start from around Rs 4.8-5.12 crore depending on configuration and phase. Industry commentary around branded residences notes they typically command a 20-30% premium over conventional luxury inventory, a dynamic Signature Global is betting will justify the leap from its affordable-housing roots. The pivot isn't limited to one project. The company is also diversifying into commercial real estate via a partnership with RMZ Group, alongside the branded residential push, aiming for higher-margin business and catering to evolving buyer preferences. Quarterly numbers into FY27 suggest the strategy is gaining traction: average sales realisation increased to Rs 17,093 per sq ft in Q1 FY27 from Rs 15,250 per sq ft in FY26, driven by the launch of premium projects like the Tonino Lamborghini Residences, while pre-sales bookings rebounded 25% sequentially in Q1 FY27 to Rs 1,970 crore, up from Rs 1,570 crore in Q4 FY26. Management is publicly confident about the road ahead. Signature Global is targeting 21% growth in its sales bookings for FY27 to around Rs 10,000 crore, despite acknowledging slow demand in Gurugram's residential market, backed by a fresh launch pipeline and continued construction ramp-up. Chairman Pradeep Kumar Aggarwal has framed the FY25 pre-sales run, in particular, as proof that the market accepts the company's products: the remarkable pre-sales of Rs 8,670 crore, driven by successful launches across segments, demonstrated the strong market acceptance of its products. The company has also reinforced its balance sheet along the way, having delivered 13.5 million sq ft of housing projects and holding a pipeline of about 21.6 million sq ft of saleable area in upcoming projects, along with 46.38 million sq ft of ongoing projects targeted for completion within the next 2-3 years. For homebuyers, the takeaway is twofold. First, Signature Global's affordable and mid-income projects — the ones that built its reputation — remain very much alive and are where the bulk of near-term launch inventory and RERA-registered supply will continue to sit. Second, the Tonino Lamborghini experiment signals that Gurugram's luxury market, especially along SPR and the Dwarka Expressway corridor, is set to see more branded, high-ticket launches from a developer that historically served the opposite end of the market. Whether that bet pays off will depend on execution over the next 2-3 years, as sales realisations, launch pipelines and the broader Gurugram demand cycle play out.
