Gurugram's biggest affordable-housing name looks east, chasing land across the Noida corridor.
Enquire NowFor nearly a decade, Signature Global has been synonymous with one address on the map of Delhi-NCR: Gurugram. That is now changing. Chairman Pradeep Aggarwal said the company will launch multiple housing projects worth Rs 50,000 crore in Delhi-NCR over the next three years to tap strong consumer demand, and that the company is looking for land parcels in Noida, Greater Noida and Yamuna Expressway. It is a deliberate widening of the map for a developer that built its scale almost entirely on affordable and mid-income housing south and west of the capital. The strategy has two clear prongs. First, fresh land. The company will participate in land auctions conducted by development authorities of these three regions. Second, and more unusual, is a willingness to inherit trouble rather than avoid it. Aggarwal said the company is also looking to take over stalled housing projects in Noida, pointing to a co-development policy from the Noida authority meant to revive such projects, under which a couple of projects have already been approved. He was careful to add a caveat, however: the company will take over stalled projects only provided it does not become liable for legacy litigations. That single condition explains why, more than a year after the announcement, no acquisition of a stalled Noida project has yet been confirmed publicly — due diligence on litigation-free titles in that market is notoriously slow. The scale of Signature Global's existing pipeline gives the Rs 50,000-crore target some credibility. The company has so far delivered 11 million square feet of housing area, and carries a sales pipeline of 32.2 million square feet of saleable area in future projects plus 16.4 million square feet in ongoing developments. Financially, the company has been on an upswing that supports an aggressive expansion posture: sales bookings rose 42 per cent to a record Rs 10,290 crore in the 2024-25 fiscal. Building on that, the company has provided guidance for sales bookings at Rs 12,500 crore for FY26, planning to grow sales at 20 per cent over FY25 and sustain that pace over the long term. More recent numbers, however, show the road to Rs 50,000 crore is not a straight line. Signature Global sold properties worth Rs 8,250 crore in FY26 and became the fifth-largest listed real estate firm by sales bookings, though it sold just 226 units in the April-June quarter of FY27 — a sharp drop from 778 units a year earlier — with area sold falling to 0.72 million sq ft from 1.62 million sq ft. At the same time, pricing power has improved: average sales realisation grew to Rs 17,093 per sq ft in Q1 FY27, up from Rs 15,250 per sq ft for the whole of FY26, as the company leans more into branded luxury homes. The Gurugram land bank is still being fed too — as recently as July 29, 2026, the company signed a collaboration agreement for a 6.14-acre parcel in Village Alipur, Sohna, with a potential developable area of about 0.52 million square feet, reflecting a strategic push into the high-growth Sohna micro-market. Why chase Noida, Greater Noida and Yamuna Expressway now? The timing lines up with a genuine infrastructure inflection point. The Noida International Airport at Jewar is now operational, and the state authority overseeing the Yamuna Expressway belt has matched that with capital: YEIDA has set its sights on attracting a Rs 31,000 crore investment through 136 projects in Yamuna City, with the authority's FY 2026-27 budget standing at Rs 11,829 crore, including explicit allocation for new sector development. Government land schemes along the same corridor are already drawing crowds — the previous YEIDA residential plot scheme received over one lakh applications, highlighting the strong demand for residential plots in the Yamuna Expressway region. For a developer whose brand is built on volume and affordability, a corridor with an operational airport, government-anchored infrastructure spend, and proven retail appetite is a logical, if belated, entry point. For homebuyers, the practical takeaway is patience mixed with attention. Signature Global has not yet launched a named residential project under its own brand in Noida, Greater Noida or on the Yamuna Expressway — the current activity is land scouting, auction participation and evaluation of stalled-project takeovers, not ready inventory. Buyers interested in this developer's entry into the region should track Noida Authority co-development approvals and YEIDA land allotments over the coming quarters, since any Signature Global project here will almost certainly first surface as a land acquisition disclosure before a formal launch. What is clear is that the company is not treating this as a side bet. With a live pipeline of over 48 million square feet across future and ongoing projects, a strengthening balance sheet aided by recent NCD fundraising, and a chairman publicly reiterating expansion beyond Gurugram, Signature Global's move into the Noida corridor looks like the next structural chapter for the company — one homebuyers in the region would do well to watch closely rather than wait to react to.
