Signature Global Doubles Down on Karnal with Rs 425 Crore Investment

Karnal, long known as Haryana's rice bowl and a quiet stop on the Delhi-Chandigarh highway, found itself at the centre of a major real estate announcement when Signature Global confirmed plans to develop a low-rise housing project, comprising 2,100 units, at Karnal in Haryana with an investment of about Rs 425 crore. The move was significant not just for its scale but for what it represented strategically: this was the company's first project outside Gurugram, according to founder and chairman Pradeep Aggarwal. The capital structure behind the announcement reflected a developer flush with institutional confidence. The project cost for the two phases was pegged at Rs 425 crore, financed through internal accruals. That balance sheet strength wasn't accidental — earlier that year, Signature Global had secured Rs 200 crore in funding from private equity player KKR, after raising Rs 150 crore from ICICI Prudential the previous year. Backing it all was the scale of its parent group: the company is one of the key stakeholders of financial investment firm SMC Group. Speaking on the rationale, Aggarwal framed the expansion within a larger national mission. "We need development of more affordable housing units to achieve Housing for All. We have already launched 9 projects in Gurugram and Sohna and now we are expanding to other cities as well," Aggarwal said. Co-founder and Joint Managing Director Lalit Aggarwal added a city-specific logic to the decision, noting that Karnal is an automatic destination for developing affordable housing because of its selection in the smart cities list, and that tier 2 cities will be the hottest destination for real estate development in the country because tier 1 cities are nearing completion. The first tangible outcome of this Karnal push was Sunrise, The Premium Floors — a project built using construction technology rarely seen in the city's affordable segment at the time. Signature Global launched the first AFW-enabled low-rise premium floors in Karnal under the Haryana Government's Deen Dayal Jan Awas Yojna Affordable Plotted Housing Policy, using Aluminium Form Work technology that would ensure the project was ready for delivery within 18 months of commencement. The project itself was compact but well-located: Sunrise was spread across 6.5 acres, close to GT Karnal Road, with 348 units of 1 and 2 BHK floors. The second phase of the Karnal commitment materialised as Signature Global City, a considerably larger development. Following the success of Sunrise, the company announced this further project spread across 30 acres, offering 1,626 housing units in two and three-BHK premium floors, complete with modern amenities. Both phases carry formal Haryana RERA cover, with the project registered under HRERA-PKL-KNL-27-2018 and HRERA-PKL-KNL-26-2018, both dated 20.07.2018. What makes the Karnal story notable in hindsight is how the company followed through on delivery timelines. Signature Global delivered Sunrise in Karnal six months ahead of the stipulated schedule — construction on the Sector 35 project started in April 2018, infrastructure was complete by August 2018, and the company received its completion certificate in February, moving forward with possession of units out of the total 348. This early-delivery track record has since become a recurring theme in the company's Karnal and Gurugram portfolios alike. Fast forward to 2026, and the Karnal playbook — enter a tier-2 market with a large-format, low-rise project — appears to be informing Signature Global's next phase of growth. Signature Global is now eyeing land parcels outside the Delhi-NCR region, with the firm keen on large-format residential projects in new markets, marking the first time the BSE-listed developer is looking to venture outside its core market since inception. CFO Rajat Kathuria has indicated the company will look at low-rise and large-format developments spread across 100 to 150 acres, calling low-rise a good model for entering new markets. The company has simultaneously maintained its robust FY27 guidance with new launches targeted at Rs 15,000 crore and a pre-sales target of Rs 10,000 crore, suggesting the Karnal-style expansion strategy of the late 2010s is being scaled up considerably for the next decade. For homebuyers, the relevance of the original Rs 425 crore Karnal announcement endures because of the city's positioning. Karnal sits strategically between Delhi and Chandigarh, offering easy access to highways, schools, hospitals, and upcoming infrastructure like a domestic airport and ISBT. That connectivity thesis, first tested with Sunrise and Signature Global City, is now effectively the template the developer is applying to new tier-2 and tier-3 markets across India.
