Enquire NowFor years, Neharpar existed in the shadow of Old Faridabad and Gurugram's glitzier addresses. That is changing fast. Greater Faridabad, popularly known as Neharpar, is rapidly emerging as a major urban hub in the National Capital Region, with several infrastructure projects and development policies driving its transformation. The state's ambition is explicit: Haryana plans smart, sustainable development on the Gurugram model for the region. Connectivity sits at the heart of this shift. Connectivity is emerging as the biggest driver of this transformation, and in February the Haryana Government approved the final alignment of the proposed 64-km Namo Bharat RRTS-cum-Metro corridor connecting Gurugram, Faridabad, Noida and Greater Noida. The high-speed corridor is expected to significantly cut travel time between these major cities to less than an hour. Recent reporting on the project's detailed plan adds texture: the project's DPR has been completed and sent to the Haryana government for approval, envisioning a 63-km corridor stretching from Gurugram to Greater Noida, with 50 km in Haryana and 13 km in Uttar Pradesh. Locally, Faridabad is set to get stations at Sainik Colony, Bata Chowk and Sector 87-88 Chowk. Then there is the FNG Expressway, the project that has anchored Neharpar's real estate conversations for nearly a decade. The FNG Expressway is strategically positioned to serve as a vital arterial road within the NCR, linking major industrial and residential zones across Faridabad, Noida, and Ghaziabad, and is set to streamline traffic flow while reducing travel time by up to 50 percent. Sectors 66 to 89 in Neharpar, Faridabad, are among the areas set to benefit the most from this expanding connectivity. Progress has been uneven — though the FNG Expressway project was announced in 2019, land acquisition issues, delays in detailed project reports and bureaucratic hurdles tampered with its progress until it was launched again five years later. The current outlook is firmer: 2027 has been marked as the deadline for the project to become fully operational, with the Ghaziabad segment aimed at 2026 and the Faridabad stretch slated for 2027. Once live, the new international airport in Jewar will also be seamlessly linked through the expressway, cutting the Faridabad-to-airport travel time to 20 minutes from the current two hours. A more recent update from the Haryana government sharpens the picture. Another major boost for the region is the upcoming Noida International Airport at Jewar, with the proposed Faridabad–Jewar Expressway expected to reduce travel time between Greater Faridabad and the airport to around 30-45 minutes. The region's connectivity has already improved with access to the Delhi-Mumbai Expressway, which is attracting interest from logistics and industrial investors. Urban planning is catching up too: under the Faridabad Master Plan 2031, sectors 66 to 89 have been earmarked as a self-sustained sub-city, with sectors 75 to 89 planned primarily for residential development and sectors 66 to 74 designated for industrial use. Smart-city measures are being layered in as well — initiatives under the Smart Cities Mission are introducing intelligent traffic systems, improved waste management and other digital governance measures to enhance urban services. The result, according to local reporting, is a locality now being spoken of in the same breath as established NCR growth engines. With improved infrastructure, connectivity and planned urban development, Greater Faridabad is increasingly being seen as one of NCR's next major growth centres. This is reinforced by government messaging around the region's ambitions: the Haryana government presented robust guidelines identifying the area as a priority growth zone for high-end economic and housing development, aiming to implement structural improvements that allow the locality to absorb demand for modern corporate and residential spaces. For homebuyers, the practical case for Neharpar has always been about value plus access. One of Neharpar's key advantages is its excellent connectivity, situated just a few kilometres from Delhi and connecting seamlessly via the Delhi-Mathura Road (NH-2) and the FNG Expressway. The real estate market in Neharpar offers a mix of options, including affordable flats, mid-segment homes, and luxury apartments. That said, the upside is not without cost pressure. A March 2026 draft proposal shows just how quickly valuations are catching up with the infrastructure narrative: buying property in Faridabad is set to become significantly more expensive, with the district administration releasing a draft proposal for revised collector rates for 2026 suggesting a hike ranging from 15% to 75% across residential, commercial and agricultural categories. As the Tribune noted, Faridabad's rapid transformation into a key NCR growth hub, driven by expressway connectivity and airport proximity, signals a major shift in the city's real estate landscape—though at a cost that may stretch budgets for many prospective buyers. For prospective buyers tracking Neharpar and the wider FNG corridor, the message from planners and analysts alike is consistent: connectivity is arriving in phases, land values are already responding, and the window to enter early-stage sectors before full expressway and RRTS commissioning is narrowing. Anyone evaluating a purchase here should factor in both the genuine infrastructure momentum and the rising cost of entry that comes with it.
