New expressways are turning Faridabad into Delhi-NCR's next big growth corridor.

That perception is changing fast in 2026, and the reason is concrete, steel, and asphalt. A cluster of expressway projects converging on the city is rewriting its connectivity map, and with it, the investment thesis for homebuyers who once looked past it. The most immediate shift has come from the Delhi-Mumbai Expressway network. In Faridabad, the DND–Faridabad–KMP spur, a 59 km stretch, is already operational, making Faridabad properties accessible to Delhi-based workers via a much faster route. The expressway has triggered a wave of new residential and commercial launches along the corridor, as builders and buyers alike recalibrate what a Faridabad address now means in terms of commute time to the capital. The bigger, more transformative project on the horizon is the Faridabad–Jewar Greenfield Expressway. The Jewar–Faridabad Greenfield Expressway is an access-controlled, 6-lane (expandable to 8 lanes) high-speed road stretching around 31 km, starting from Shahpur in Faridabad. The six-lane expressway aims to bolster transportation networks and foster economic growth along the Faridabad-Jewar corridor. Once complete, it will cut travel time to the upcoming Noida International Airport dramatically, a factor already being priced into land and apartment values across the city's eastern sectors. Progress on the ground, however, has been a mixed picture, and homebuyers should read the timeline with realistic eyes. Construction of pillars for the elevated section has already begun near Sector 65, where it will connect with the Delhi-Mumbai Expressway and the city. But the project has faced its share of headwinds: launched in June 2023, two years after its initial announcement in 2021, the 31.5-km expressway has seen only 35% progress, making it unlikely to meet its original June 2025 deadline. Local administration sources have pointed to a practical reason behind the elevated design choice near residential sectors: "Had the elevated corridor not been approved, several acres of acquired land for these sectors would have been consumed by the expressway," according to district officials. Analysts tracking the corridor advise buyers to treat construction milestones, not announcement dates, as the real trigger for price movement. The state government's own numbers suggest it is already betting big on this connectivity dividend. Haryana's draft circle rates for 2026 point to sharp upward revisions across the city. Collector (circle) rates for 2026 suggest a steep hike ranging from 15% to 75% across residential, commercial and agricultural categories. Among the most striking revisions, Sector-16 is set to emerge as the costliest commercial hub, with a proposed 75% hike for commercial plots up to 500 square yards, while premium residential pockets such as Sector-14 and Sector-21A are also witnessing a sharp upward revision, with large plots expected to become costlier by around 60%. Officials have been direct about the cause: the surge is being driven largely by major infrastructure developments, particularly connectivity to the upcoming Noida International Airport (Jewar) and the Delhi-Mumbai Expressway. Market data backs up the momentum, even as the city's headline average stays moderate. Faridabad's property rates have navigated a period of adjustment, moving from ₹6,450 per sq ft in June 2025 to a peak of ₹6,750 per sq ft in the latter half of the year, and as of March 2026, the average rate has stabilized at ₹6,600 per sq ft. The real story, though, is in the micro-markets closest to the new infrastructure. Faridabad North has shown 8.02% price appreciation, signaling strong demand, and continues to be a key micromarket with a positive price trend. Some pockets have moved even faster on a smaller base: Sector 97 Faridabad (187.6%), Sector 98 Faridabad (172.6%), and Sector 83 Faridabad (161.1%) are the localities with the highest price appreciation for property in the last 3 years. Developers with a pan-NCR view are watching this shift closely. Signature Global, which built its reputation in Gurugram's affordable and mid-housing segments, has been vocal about looking beyond its home turf. Signature Global founder and Chairman Pradeep Aggarwal has said, "We want to expand our business in Delhi-NCR beyond the Gurugram market. We are looking for land parcels in Noida, Greater Noida and Yamuna Expressway." As the Faridabad-Jewar corridor matures alongside the Yamuna Expressway belt, the eastern NCR arc is increasingly being viewed by serious developers as the next logical frontier, not a fringe bet. For homebuyers, the practical takeaway is patience paired with positioning. Sectors closest to the elevated corridor near Sector 65 and along the Delhi-Mumbai Expressway spur are likely to see the earliest and steepest re-rating as construction visibly progresses. Those waiting for the expressway to fully open risk missing the entry price; those buying purely on announcement hype risk overpaying for a timeline that history suggests will stretch. The middle path, tracking NHAI and Haryana PWD construction updates and buying into established, well-connected sectors, remains the more dependable route into Faridabad's next growth chapter.
