Delhi-to-Gurugram corridor now fully open, with metro connectivity accelerating New Gurugram's rise.
Enquire NowFor nearly two decades, the Dwarka Expressway existed mostly as a promise on paper and a patchwork of construction sites. That changed decisively this past year. In March 2024, the 19-km Haryana stretch was inaugurated, and on 17 August 2025, the Delhi portion of about 10.1 km was inaugurated, comprising a 5.9 km stretch from Shiv Murti to the Dwarka Sector-21 RUB and a 4.2 km stretch to the Delhi-Haryana border. Together, the Dwarka Expressway, officially designated NH-248BB, spans approximately 29 km, linking Delhi and Gurgaon, starting at Shiv Murti near Mahipalpur and ending at the Kherki Daula toll plaza. The Delhi leg is more than just additional lanes. In August 2025, Prime Minister Narendra Modi inaugurated the 10.1 km Delhi section, featuring a 5.1 km tunnel starting from Shiv Murti in Mahipalpur and directly linking to Indira Gandhi International Airport. For residents of sectors closest to the Delhi border, this has been transformative: a dedicated 3.6 km shallow tunnel now provides direct, signal-free access to Terminal 3 of IGI Airport, turning what used to be a 45-minute ordeal through Mahipalpur into a 10-minute journey. What remains unfinished is telling in its own right. While large stretches are open, service roads are not likely to be operational until 2026, and this remains a major component still under execution. As of the latest updates, 15.3 km of service roads are to be laid on both sides between the junction with the Central Peripheral Road and the Delhi-Haryana border, and these are crucial for inter-sector connectivity for residents of Sectors 81-115. Drainage has also been a pain point in low-lying pockets: sectors 112-115 have faced waterlogging, and a roughly 7.59 km drainage system for these sectors has been approved by GMDA at a cost of about ₹32.8 crore, targeted for completion by around May 2026. The metro piece of the puzzle is finally moving too. A confirmed Metro extension of the Blue Line corridor from Dwarka Sector 21 towards Kherki Daula is slated for the 2026-27 window, giving the expressway sectors a direct rail link into Delhi. On the Gurugram side, the upcoming 15.2 km metro corridor from Millennium City Centre to Cyber City includes a 1.8 km spur to Dwarka Expressway, expected to commence by September 2025 and complete in roughly 30 months. This dovetails with a broader vision for the area: a "Metro Spur" will link New Gurgaon residents directly to the Millennium City Centre and the Delhi Metro Yellow Line, part of a seamless transit corridor benefiting sectors from 102 to 113 and beyond. Beyond metro and roads, the corridor is also getting supporting infrastructure that eases everyday commutes. The elevated Southern Peripheral Road, planned in two stretches from Ghata to Vatika Chowk and Vatika Chowk to NH-48, will give signal-free movement connecting directly to the Dwarka Expressway and the Delhi-Jaipur Highway, with the Vatika Chowk-NH-48 stretch alone expected to serve close to 50,000 vehicles a day, alongside new flyovers and a cloverleaf interchange at junctions such as Vatika Chowk, Ambedkar Chowk, Dadi Sati Chowk and Bakhtawar Chowk. Toll relief is coming as well, with toll relocation at Kherki Daula to Pachgaon planned by early 2026. The numbers on the ground already reflect this infrastructure momentum. Independent data houses have tracked sharp appreciation along the corridor: roughly 151% price growth on the Dwarka Expressway over five years per 99acres data, a 58% year-on-year surge in Q4 2024-Q1 2025 that was the highest of any residential corridor in India according to CREDAI-Colliers-Liases Foras, and about 200% appreciation between 2016 and 2026 per Magicbricks data. Similarly, property prices along the stretch nearly doubled from ₹9,434 per sq ft in 2020 to ₹18,668 per sq ft in 2024. Developer activity backs up the numbers too: nearly 69% of all new launches in Gurgaon in 2023 happened along the Dwarka Expressway stretch, and these launches drove 66% of the total sales in the city. For homebuyers, the takeaway is straightforward: infrastructure that was once a running joke about delays is now largely delivered, and the metro link that many buyers waited on is finally under construction rather than under discussion. A confirmed Metro link historically triggers a fresh leg of appreciation in the sectors it touches, because it widens the buyer pool to people who do not want to depend on a car for the Delhi commute. Sectors like 37D, 84, 88A, and others along this belt — where Signature Global has an active presence — sit right in the path of this connectivity upgrade, making the next 18-24 months a period worth watching closely for anyone evaluating New Gurugram as a long-term address.
