Sector 22A Yamuna Expressway is a luxury locality situated in Greater Noida, near Sector Phi 4 Greater Noida, Kasna Village and Sector Chi 4 Greater Noida. Carved out along the six-lane expressway that links Delhi to Agra, the sector has moved on from being a stretch of undeveloped YEIDA land to one of the more talked-about residential pockets in the region, drawing both end-users chasing open, low-density living and investors betting on the airport dividend.

The sector's skyline is still being written. Sector 22A on Yamuna Expressway is primarily a residential sector featuring many residential and some commercial projects too, such as Ace Hive, Ace Acreville, Gaur Yamuna City, Ace Verde, Nimbus The Palm Village, and Purvanchal Sunbliss. Wide internal roads, generous green belts and boundary-walled gated layouts are common threads across these developments, giving the sector a distinctly planned, low-rise-to-mid-rise character compared to the congestion of older Noida sectors.

On pricing, the locality currently trades at a premium justified largely by its expressway frontage and airport proximity. Apartments in Sector 22A Yamuna Expressway are available at an average price of ₹13,750 per square foot, with the year-on-year change in average prices around -4.8% - a softening that has opened a window for buyers who missed the earlier expressway rally. With Jewar International Airport set to begin operations from 15 June 2026, the real estate sector is expected to enter a new era, and localities along the Yamuna Expressway are already seeing renewed interest.

Signature Global, which has built its reputation on well-timed entries into high-growth Gurugram corridors, has signalled intent to replicate that playbook here. Founder and Chairman Pradeep Aggarwal has said the company wants to expand its business in Delhi-NCR beyond the Gurugram market and is looking for land parcels in Noida, Greater Noida and Yamuna Expressway, positioning Sector 22A as a natural extension of that strategy given its location on the expressway's most active launch stretch.
