Once a quaint historical town known for its majestic fort and cultural richness, Neemrana is now experiencing a dynamic transformation into a thriving real estate hub, situated in the Kotputli-Behror district of Rajasthan, and the transformation began with the establishment of the Neemrana Industrial Area in 1992. Neemrana will witness demand from the large existing workforce, as well as the additional manpower that will migrate here in the coming years, and with industrial growth acting as a pull factor for this sub-market, real estate development across Neemrana's various segments will find increasing traction. The planned infrastructural initiatives in this region as stated in the Shahjahanpur-Neemrana-Behrod Urban Complex Master Plan 2031 will further support the growth of this town as a major real estate node.
Buyers here are advised to think long-term. Real estate experts affirm that Neemrana is a profitable investment destination but in the long term, and one should not expect healthy returns here before 5-7 years. Even so, the combination of an active industrial base under the Delhi-Mumbai Industrial Corridor, rising rental demand from factory employment, and locality-level appreciation of 12-18% year-on-year in pockets like Alwar Bypass Road and Behror makes a reasonable case for investment.
Neemrana's location on the Delhi-Mumbai highway and freight corridor is its single biggest real estate advantage, and upcoming rail links are set to shrink travel times further.
