The upcoming airport has triggered a sharp real estate price appreciation across the Noida housing market, with apartment prices nearly tripling over the past five years, while plot values have risen by an average of 1.5x, and select micro-markets witnessing up to 5x growth. Much of this rise happened purely on anticipation; now that the airport is operational, market experts forecast an additional 20 to 30 percent price rise along the Yamuna Expressway corridor in 2026 to 2027, with Colliers estimating a 15 to 20 percent CAGR that could double property values within four to five years.
Government planning body YEIDA has structured the region methodically rather than letting it grow haphazardly. Unlike many older cities that expanded without proper planning, the YEIDA region is being developed in a structured way, with residential sectors, commercial zones, industrial areas, educational institutions, healthcare facilities, and public spaces all planned before development begins. Beyond the airport itself, a 1,000-acre Film City in Sector 21 is adding to the area's pull. The film city covers 1,000 acres in Sector 21 of the Yamuna Expressway Industrial Development Area, with the first phase covering 230 acres, developed jointly by Boney Kapoor's Bayview Projects and Bhutani Group.
For homebuyers, Jewar remains an accessible entry point compared to established Noida and Greater Noida. Jewar property prices are currently 30 to 50 percent lower than equivalent plots in Greater Noida, which is exactly why builders, including Signature Global, are turning their attention to this corridor — offering apartments and integrated developments positioned to benefit from the airport-led boom while remaining within reach of everyday buyers.
Jewar's biggest advantage is the infrastructure already built or under construction around it — connecting it to Delhi, Noida, Greater Noida, and Agra without relying on congested city roads.
Despite being an emerging corridor, Jewar already has notable landmarks and institutions nearby, with more being added as YEIDA's master plan takes shape.
