YEIDA has also earmarked a 1,000-acre Film City in Sector 21, just a few kilometres from the terminal, signalling the scale of the planned aerotropolis around Jewar.
Price movement in the belt reflects this shift from speculative land buying to genuine end-use and institutional demand. Average plot prices on Yamuna Expressway surged from ₹1,100 per sq ft in 2020 to nearly ₹3,000 per sq ft by 2025, with projections touching ₹3,200 by 2027. Analysts tracking the corridor expect the momentum to continue — reports projected a 22% rise for apartments over the two years following the airport's 2026 opening, while other market estimates indicated a possible 20-30% increase in Yamuna Expressway property prices.
For homebuyers and investors, Jewar today offers what established Noida sectors offered a decade ago — early entry into a location before the full weight of infrastructure and commercial activity lands. With Colliers estimating a 15 to 20 percent CAGR that could comfortably double property values within four to five years if momentum holds, the case for buying close to the terminal rather than further up the expressway is building steadily among serious long-term investors.
Jewar's biggest advantage is infrastructure that is arriving faster than the neighbourhood itself — from the airport at its doorstep to new expressway links reshaping the region's map.
Jewar is still a developing micro-market, so residents rely on the airport site itself, nearby YEIDA sectors, and the Greater Noida side for larger institutions and daily needs.
