Plot values along Yamuna Expressway have jumped over five-fold since 2020, data shows.

That corridor has now become one of the most closely watched real estate markets in the National Capital Region, and the data explains why. According to RealX Stats, a report by InvestoXpert Advisors, plot prices witnessed an even bigger jump, rising 536 per cent in five years, from Rs. 1,650 per sq. ft. in 2020 to Rs. 10,500 per sq. ft. in 2025, with an annual growth rate of 12.31 per cent in 2025 alone. Apartments moved up too, though less dramatically: apartment prices in the region have gone up by 158 per cent, climbing from Rs. 3,950 per sq. ft. in 2020 to Rs. 10,200 per sq. ft. in 2025, growing by 7.37 per cent year-on-year in 2025 alone. Drill into individual pockets and the story gets sharper. In areas such as Chi 3, land values rose over ten times from Rs 1,200 per sq. ft. to Rs 12,950 per square feet in the last five years, while sectors such as 22D and Chi Phi delivered multi-bagger returns, with property rates rising over 400% in five years. These are not isolated pockets of speculation but sectors with functioning YEIDA allotments, gated societies, and social infrastructure already in place. A separate study by proptech platform Square Yards, titled "Runway to Realty: How Noida International Airport is Reshaping Realty," tells a similar story from a different lens. It found that property values along the Yamuna Expressway corridor have tripled in the last five years, with apartment prices nearly tripling between 2020 and 2025 while plot values rose by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Sunita Mishra, Vice-President of Research & Insights at Square Yards, explained the shift in sentiment: "Before construction accelerated on the Jewar airport project, Noida's real estate market lagged behind other NCR markets due to delays and developer challenges. However, with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception. Developers are actively launching projects, particularly in high-impact zones, to capitalise on this growing opportunity." The common thread across both reports is the Noida International Airport at Jewar. Spread over 5,000 hectares with a project cost of roughly Rs 30,000 crore, it is a massive greenfield project that, once fully operational, is expected to handle up to 225 million passengers annually, making it one of Asia's largest aviation hubs. Vishal Raheja, Founder and Managing Director of InvestoXpert Advisors, sums up the transformation this way: "The Yamuna Expressway has transformed from a peripheral stretch to one of the most dynamic real estate corridors in NCR. The sharp rise in plot values reflects investor confidence and the huge potential unlocked by projects like Jewar Airport and UER-II. With industrial corridors, logistics hubs, and planned townships, this region isn't just growing, it's shaping the future of NCR real estate." Analysts also point to a wider ecosystem effect beyond the runway itself. Vikas Bhasin, Managing Director at Saya Group, noted that "it's not just the Jewar Airport driving growth—the entire economic ecosystem around Noida is expanding rapidly. This includes the commercial office market, industrial corridors, data centres, logistics hubs, and several large employment-generating developments. All of these will attract a larger workforce and population from across the country, resulting in sustained demand for housing." What does this mean for someone actually looking to buy today, rather than five years ago when entry prices were a fraction of current rates? Bhasin's own outlook is measured rather than euphoric: "Property prices are likely to continue rising. The pace of growth may stabilise compared to the sharp surge in property rates seen in recent years, but the direction will remain upward." On the ground, YEIDA continues to anchor pricing through its own allotment schemes, with the authority's 2026 plot scheme priced government-side rather than at open-market rates — a detail that matters because authority land, unlike private resale plots, comes with clearer title and phased infrastructure commitments. For Delhi-NCR homebuyers watching this corridor from Gurugram or central Delhi, the Jewar story is also a reminder of how infrastructure-led corridors tend to move: slowly for years, then suddenly. The Dwarka Expressway in Gurugram followed a comparable arc after its own connectivity milestones, and developers with an established NCR presence have been paying close attention to the Noida-Greater Noida-Yamuna Expressway belt as the next growth frontier. Signature Global founder and Chairman Pradeep Aggarwal has said the company wants to expand its business in Delhi-NCR beyond the Gurugram market and is looking for land parcels in Noida, Greater Noida and Yamuna Expressway, with plans to participate in land auctions conducted by development authorities in these regions. For now, though, the immediate action for homebuyers remains concentrated in Gurugram's Dwarka Expressway micro-market, where established developers are already delivering large-format housing at scale. The practical takeaway from the RealX Stats and Square Yards numbers is straightforward: the easy, ground-floor pricing on Yamuna Expressway plots is largely behind us. What lies ahead, per both reports, is a market that continues to climb but at a steadier pace, driven now by operational reality — flights, cargo, and jobs — rather than pure anticipation. Buyers entering this corridor today are paying an airport-proximity premium that simply didn't exist in 2020, and due diligence on land titles, YEIDA approvals, and sector-level masterplans matters more than ever before committing capital.
