Priced out of core Gurugram, homebuyers are rediscovering space, greenery and value in Sohna.
Enquire NowSohna is rapidly emerging as one of the most preferred residential destinations for end-user homebuyers in the National Capital Region, and the reason is simple arithmetic. With prices in Golf Course Road, Cyber City and other established Gurugram micro-markets pushing well past ₹1 lakh per sq ft, families who want a genuine home rather than a compact investment unit are looking a few kilometres south. According to real estate developers, with property prices continuing to rise across Gurugram's prime sectors, homebuyers are increasingly turning towards Sohna for comparatively affordable homes, better living conditions, and improved infrastructure. The shift isn't just about price. Real estate experts believe that soaring prices in key Gurugram locations have made home ownership increasingly difficult for middle-income families, whereas Sohna is offering spacious and modern housing options at relatively affordable prices, alongside open spaces, greenery, and a peaceful environment that appeals to families and working professionals alike. Neeraj K. Mishra, Architect & Managing Director of One Point Design, captures this generational change in buyer psychology: earlier, buyers preferred only the core areas of Gurugram, but today a large number of end users are choosing Sohna because of its affordable pricing, strong connectivity, greenery and peaceful surroundings. Infrastructure is the second half of the story. Projects such as the Delhi-Mumbai Expressway, the Sohna Elevated Road, and improved road networks connecting Sohna to Gurugram have significantly enhanced accessibility to major business hubs, including Cyber City, Golf Course Road, and other commercial centres. Market reports released in mid-2026, including data from JLL and other research firms, place Sohna and South Gurugram among the fastest-growing micro-markets in NCR, with improved connectivity continuing to attract strong demand from end-user buyers. The numbers back up the sentiment on the ground. Sohna saw 74% capital appreciation since 2021, with 8-15% annual growth projected through 2026 amid 1.6x potential over five years. Rental demand tells a similar story of end-user conviction rather than speculation: strong rentals for a 2BHK in the Sohna Road corridor have moved sharply higher, signalling that people are actually moving in and renting, not just parking capital. Entry prices of roughly ₹9,000-15,000 per sq ft undercut central Gurgaon by 40-50%, making it an accessible entry point for first-time buyers who have been priced out elsewhere. Developers are responding at scale. The market has been further strengthened by the presence of leading developers, including DLF, Signature Global, Eldeco, M3M, Ganga Realty, and Trehan Group, who are actively developing residential projects in the area. Signature Global itself has been among the most aggressive land buyers in the corridor, acquiring 33.47 acres in Sohna for approximately ₹450 crore through three separate sale deeds, unlocking nearly 18 lakh sq ft of development potential. This follows a ₹1,070 crore investment the previous fiscal year to acquire 48 acres across Gurugram, and the company has earmarked a further ₹1,200-1,500 crore for fresh land purchases this year. Saransh Trehan, Managing Director of Trehan Group, frames the trend in terms of long-term positioning rather than a short-term dip: rising property prices in Gurugram are encouraging buyers to explore destinations that offer better value and future growth potential, and Sohna is fulfilling this demand by offering quality housing projects, open surroundings and improved infrastructure at comparatively affordable prices. A Colliers report on emerging NCR micro-markets projects Sohna to witness the sharpest price rise, up to 1.6x by 2030, fuelled by rapid infrastructure development and progressive policy reforms, including Transit-Oriented Development frameworks and revised zoning rules. For homebuyers weighing Gurugram against Sohna today, the calculus has shifted from "where can I afford to live" to "where does my money go furthest without giving up connectivity." With the Delhi-Mumbai Expressway easing travel to Delhi and Manesar, the Sohna Elevated Road cutting commute times to core Gurugram, and a steady pipeline of mid-and-premium launches from established developers, Sohna is no longer a fallback option — it is increasingly the first choice for families who want space, greenery and a manageable price tag without leaving the Gurugram ecosystem altogether.
