A 21-km elevated corridor and a 2031 blueprint are turning Sohna Road into Gurugram's next
Enquire NowFor years, Sohna was the town you drove through on the way to somewhere else — a dusty stretch of Aravalli foothills known for its sulphur springs and little else. That story has changed. The Haryana government's Sohna Master Plan 2031, notified back in 2012 but only now visibly taking shape on the ground, and the Gurugram-Sohna elevated corridor that opened to traffic in mid-2022, have together turned a sleepy satellite town into one of the most closely watched micro-markets in the National Capital Region. At its core, the Master Plan is a zoning document, but its ambitions are anything but modest. Sohna Master Plan 2031 covers 45 controlled areas spanning 45,687 hectares for a 6.40 lakh population, proposed considering 67,785 people, with a density of 174 people per hectare in the town and its villages. An additional 1,719 hectares of residential space will be developed to accommodate the housing needs of 5.72 lakh people. To put that growth in context, the population of Sohna town in 2011 including villages falling in the urbanisable limit was around 67,785 persons, and by 2031 it is envisaged to reach 6,40,000 persons. That's nearly a tenfold jump inside two decades — the kind of trajectory that reshapes land values long before the last brick is laid. The plan also lays out where people will actually live and work. Sectors 17 and 25 are suggested as potential neighbouring industrial sectors to house industrial workers, while two additional areas in sectors 25 and 31 are reserved for low- and middle-income housing, with a higher population density. New residential pockets aren't meant to sprawl either: Sohna town is planned to have a gross density of 90 people per hectare, while new housing areas are proposed to have a higher density of 300 people per hectare to maximise land utilisation. On paper, that means more organised, higher-density colonies rather than the unplanned low-rise growth that has defined much of Gurugram's periphery. But zoning maps alone don't move buyers — roads do. And this is where the Gurugram-Sohna elevated corridor changed the conversation entirely. The 21.65 km Sohna Elevated Corridor on NH 248A is an operational six-lane access-controlled expressway connecting Rajiv Chowk in Gurugram to KR Mangalam University in Sohna, inaugurated and opened to vehicles on July 11, 2022. Before this, the daily grind between Gurugram and Sohna was notorious. The corridor reduces travel time between Gurugram and Sohna from 45-60 minutes to 15-20 minutes by bypassing urban congestion. For a working professional commuting to Cyber City or Golf Course Road, that's the difference between Sohna being a compromise and Sohna being a genuine option. The corridor's significance goes beyond local commuting. In the future, it will serve as the northern terminal to the under-construction 1,350 km Delhi-Mumbai Expressway, effectively plugging Sohna into a national logistics and mobility spine. Buyers, investors, and developers are taking notice of this elevated corridor because it provides connectivity between significant regions of the NCR and opens up new opportunities for living, working, and investing near Gurugram. Gurugram's planners aren't stopping there. In July 2026, the state approved a fresh piece of the puzzle. The elevated alignment will connect the central peripheral road cloverleaf section at the Dwarka Expressway with Vatika Chowk on Sohna Road, in a Rs 750-crore project that includes Rs 130 crore for land acquisition at Vatika Chowk. This is designed as a genuine bypass for through-traffic. Once completed, the new elevated section will help decongest major arterial roads like Golf Course Road and Sohna Road by providing an alternate route for commuters, reducing bottlenecks and travel time. GMDA is also redesigning the crucial junction where these roads meet: the Gurugram Metropolitan Development Authority has finalised a new design for the Vatika Chowk cloverleaf to connect both ends of the elevated Southern Peripheral Road at Sohna Highway, aiming to ensure uninterrupted traffic flow from all directions on the lines of a multi-level trumpet flyover. What does all this mean for someone actually shopping for a home? Analysts tracking the belt point to a market that has already begun to re-rate. Over the past five years, property prices in the Sohna corridor have already increased by 151%, while a projected 1.6x capital appreciation by 2030 further strengthens its investment appeal. That kind of run-up rewards early movers but also means the easy, cheap-entry phase of the cycle is largely behind us — buyers today are paying for infrastructure that is visibly under construction rather than merely promised on a map. As one industry note on the plan puts it, this is not a speculative document — it is a clear signal of where Gurugram's next phase of urban expansion is unfolding. For homebuyers, the practical takeaway is straightforward: the Sohna Road belt now offers something rare in NCR — a genuinely improving commute, a government-backed zoning framework, and a national expressway link, all converging in the same five-year window. Whether you're looking at a low-rise independent floor near Ghamroj toll or an apartment closer to the elevated corridor's exit ramps, location relative to these infrastructure nodes will matter more over the next decade than it has in the last one. Due diligence on RERA registration, builder track record, and actual construction progress on both the elevated corridor extension and internal Master Plan roads remains essential before signing on the dotted line.
