Revenue and bookings soften, but balance sheet and land pipeline stay resilient.

The company reported a net loss of Rs 46.86 crore for Q2FY26, a sharp reversal from the Rs 4.15 crore profit it had posted in the same period a year earlier. Revenue from operations for the quarter fell 56 per cent year-on-year to Rs 338.49 crore, down from Rs 749.28 crore in Q2FY25, a decline the company attributed to the pace of project completions and revenue recognition timelines rather than a fundamental slowdown in construction activity. On the sales front, Signature Global's pre-sales, the industry's preferred gauge of on-ground demand, dropped 27 per cent year-on-year to Rs 2,020 crore for the quarter, compared to Rs 2,780 crore in the corresponding period of the previous fiscal. Collections, however, held up better, coming in flat at Rs 930 crore against Rs 920 crore a year ago, suggesting that while fresh bookings slowed, existing customers continued to pay on schedule. Broader H1FY26 numbers put the quarter in context: revenue for the half-year stood at Rs 1,200 crore, adjusted gross profit margin improved to 29 per cent for H1 and 35 per cent for Q2, up from 23 per cent and 20 per cent a year earlier, and average sales realisation for the half rose to Rs 15,731 per sq ft, reflecting the company's tilt toward premium and branded housing. The developer also stayed active on land acquisition despite the softer sales quarter, picking up roughly 2.3 million sq ft of development potential during H1FY26, including 33.47 acres added in Q2 alone, while net debt at the half-year mark stood at Rs 9.7 billion. Management had entered the year targeting a 21.5 per cent jump in sales bookings to Rs 12,500 crore for FY26, banking on a launch pipeline that was deliberately weighted toward the second half of the fiscal year, with roughly 75 per cent of new project launches planned for H2FY26. That cautious optimism, however, gave way to a more sobering admission a quarter later. Following a similar 27 per cent year-on-year decline in Q3FY26 bookings to Rs 2,020 crore, the company conceded in a regulatory filing that it would not meet its full-year pre-sales guidance, with the chairman noting the firm would "admittedly, we will not be able to meet our pre-sales guidance of ₹12,500 crore, which looked comfortable a few months back. However, we will attempt to maintain sales at the same levels as last year." The slowdown was not unique to Signature Global; rival developers across the Nifty Realty index also saw pressure that quarter amid a broader festive-season softness in housing demand. Despite the near-term dip, analysts have largely stayed constructive on the stock. ICICI Securities pointed to the company's long-term track record, noting that SignatureGlobal India delivered a 57% sales booking CAGR over FY21–25, largely in affordable/mid-income housing projects, and flagged a robust launch pipeline as the basis for its bullish view on FY26 and FY27 bookings. The chairman, Pradeep Kumar Aggarwal, has repeatedly pointed to sustained demand in the premium bracket, observing that "the maximum demand is in the Rs 2-4 crore category." For prospective homebuyers, the quarterly volatility in bookings and revenue recognition matters less than the underlying fundamentals of project delivery and financial stability. On that count, Signature Global's collections held steady through the soft quarter, and the company continued to acquire land and advance construction rather than pull back, a sign that near-term booking swings have not disrupted its execution timelines. The company has also diversified its funding base, having raised Rs 875 crore from the World Bank's IFC arm during this period to fund new housing projects and retire high-cost debt, reinforcing the balance sheet even as topline numbers fluctuated. Looking beyond Q2FY26, the story appears to be turning. By Q1 of the following fiscal year, Signature Global's pre-sales had rebounded sharply, rising 25 per cent sequentially, with average sales realisation climbing to Rs 17,093 per sq ft, driven in large part by the launch of its ultra-luxury Tonino Lamborghini Residences project on Gurugram's Southern Peripheral Road. That recovery suggests the Q2FY26 numbers were more a reflection of launch timing and a seasonal demand lull than a structural weakness, though buyers evaluating any Signature Global project should continue to track quarterly updates for the latest on pricing, construction milestones, and possession timelines before making a booking decision.
