Signature Global plans 164 senior-living homes in Sector 37D

Signature Global and Manasum Senior Living have joined hands to develop Manasum Varishta, a planned senior-living residential project in Signature Global Sarvam at DXP Estate, Sector 37D, Gurugram. Announced on October 18, 2026, the project is planned with 164 apartments, bringing a dedicated senior-living offering to the Dwarka Expressway corridor. Reported home options are three-bedroom apartments measuring 1,815 sq ft and 1,840 sq ft. The announcement put the estimated price at approximately ₹3.7 crore per apartment and the project’s total sales potential at ₹575 crore. These figures provide an early indication of the offering; the reported areas are not identified as carpet or built-up measurements. The partnership sets out distinct roles for the two companies. Signature Global is handling the land, development, construction, project financing, approvals and liaisoning, while Manasum is responsible for marketing and sales and is expected to manage the senior-living services after handover. Those services are expected to include food and beverage, concierge assistance, housekeeping, round-the-clock healthcare support, an ambulance on standby and community activities. The model brings day-to-day support and opportunities for social connection into the project’s residential proposition. The site is in Sector 37D, on the Dwarka Expressway corridor, with Pataudi Road, Basai Road and NH-248BB among the area’s connecting routes. Locality listings place The Signature Advanced Super Speciality Hospital around 1 km away and Euro International School in Sector 37D around 1.1 km away. These are area-level distances, rather than measured routes from the project entrance. Signature Global’s announcement described the wider Sarvam at DXP Estate development as a 14-acre project with approximately 3.6 million sq ft of overall development area; those figures refer to the broader development, not a separately stated Varishta land parcel. The company, founded in 2014 and headquartered in Gurugram, reported 34.83 million sq ft of projects delivered through FY 2024–25. The construction contract had reportedly been awarded before the announcement, with work expected to begin within a month of publication. The parties said they aimed to close sales within 12–18 months and estimated handover at approximately 48 months. These are reported expectations, not a stated calendar possession date.
