Signature Global is eyeing land parcels outside the Delhi-National Capital Region, with the firm keen on large-format residential projects in new markets, marking the first time the BSE-listed developer is looking to venture outside its core market since inception. Speaking on an earnings call, Chief Financial Officer Rajat Kathuria laid out the shape this expansion could take. The firm will look at low-rise and large-format developments spread across 100 to 150 acres. "We want to take this particular product segment across various markets outside Delhi-NCR. Low-rise and large-format development spread across 100 to 150-odd acres is where we are focusing," Kathuria said. The company has also indicated the kind of buyer it is building for. Kathuria added that the company will focus on mid-income developments in these new markets. The template for this expansion already exists closer to home. These developments could resemble Signature's integrated township projects under development, such as Daxin Vistas in Sohna and City of Colours along the Delhi-Jaipur Highway in Gurugram. Both are low-rise, land-heavy formats rather than the high-rise towers the company is better known for in sectors like SPR and Sohna. The logic behind picking this format for unfamiliar geographies is deliberate rather than accidental. He added that the idea is to gain relevance in the markets where the firm enters, and that low rise is a good model because a developer can enter, execute and show delivery capability sooner in a new market. No cities have been confirmed yet. While the firm did not specify the geographies it is planning to foray into, Kathuria said it is considering a few opportunities. This caution is consistent with how the company has approached expansion in the past — even within NCR, its move into Noida and Greater Noida has been described by analysts as an ambition still being tested rather than an operating reality, with Noida and Greater Noida expansion flagged as aspirational, not operationally established in third-party assessments of the company. The timing of this announcement is tied to a broader FY27 growth push. Keeping its launch target at ₹15,000 crore for FY27, Signature Global already registered launches worth ₹4,400 crore in Q1FY27, with more launches planned during the third and fourth quarters around Diwali. On the sales side, the firm has seen sales worth ₹1,970 crore in Q1, around 20 per cent of its ₹10,000 crore guidance for FY27. Management frames the new-market plan as part of a longer curve rather than an immediate pivot: Signatureglobal is trying to use the gap left by limited new supply creation in Gurugram to bring consistent supply to the market while expanding into larger township-style projects and, eventually, selected markets outside Delhi-NCR. Even as it looks outward, the company has been clear that NCR remains its anchor. Chairman Pradeep Kumar Aggarwal said the firm remains optimistic about the long-term outlook for the housing sector in Gurugram and the wider NCR region. This isn't a story of a developer abandoning its base — it's one of a company testing whether a format that has worked in Sohna and along the Delhi-Jaipur Highway can travel. For homebuyers, the near-term impact is limited: there is no confirmed city, land parcel, or launch date yet, and management itself has said it is evaluating opportunities outside Delhi-NCR though it did not name specific markets, preferring large-format, low-rise developments in the mid-income segment rather than small parcels or ultra-luxury projects when it does move. What buyers can take away is a sense of direction — a developer known for compact affordable housing is now thinking in terms of townships and multi-year masterplans, a format that typically brings phased pricing, larger amenity decks, and longer investment horizons. The coming two to three quarters should bring more clarity, particularly as the company works through its existing ₹15,000 crore FY27 launch pipeline in NCR before committing capital to an unfamiliar market. Until a specific city and land parcel are named, this remains a strategic signal rather than a project to book — but for buyers and investors tracking Signature Global's trajectory, it marks a meaningful widening of ambition for a developer that has, until now, been built entirely around one region.
