Fresh construction contracts and new retail spaces mark the corridor's biggest developer bet yet.
Enquire NowDwarka Expressway has quietly become the busiest construction corridor in Gurugram this year, and Signature Global is placing some of its largest bets right in the middle of it. The Gurugram-headquartered developer just handed out its biggest construction mandate on the stretch: Signature Global is developing a 13.55-acre housing project 'Sarvam at DXP Estate' at Sector 37D, Dwarka Expressway, Gurugram, and both KEC International Ltd and NCC have been awarded Rs 460 crore contracts each. Together, these 11 towers will comprise 1,798 residential units, with a development area of 5 million sq. ft. — a scale that signals the company is treating this corridor as a long-term flagship, not a side bet. The move follows through on plans first announced when Sarvam was launched. The project, located on Dwarka Expressway, Sector 37D in Gurugram, will have 1,798 apartments, and in the first phase, the company is offering 50 per cent of the total units for sale in a price range of Rs 3-4 crore per unit. Founder and Chairman Pradeep Aggarwal had earlier told PTI that the total investment in the development of this project is estimated at around Rs 4,800 crore, with construction expected to be completed by 2032. That funding will largely come through internal accruals, including customer advances — a financing model Signature Global has leaned on as it works toward its stated target of zero net debt. Sarvam isn't an isolated launch. It sits alongside an expanding portfolio on the same stretch, including De Luxe DXP in Sector 37D — a 16.5-acre project offering 3, 3.5, and 4.5 BHK homes across 8 towers with a combined 1,008 apartments — and the more affordable Signature Global Imperial in Sector 88A, priced between roughly ₹43 and ₹68 lakh. This spread, from budget housing to ultra-luxury branded residences, mirrors the company's broader strategy of covering multiple price bands within a single high-growth corridor rather than betting on one segment. On the commercial side, Signature Global has been equally active. Twin Square (TTDXP) in Sector 84 anchors the developer's retail ambitions on the expressway, offering a standalone commercial arcade ideal for contemporary trade, multi-brand retail outlets, and fine dining, with front-facing outlets on a 24-metre road connecting directly to Dwarka Expressway. The project's location gives it seamless connectivity to Southern Peripheral Road, NH8, Golf Course Extension Road, and Central Peripheral Road — a catchment that developers are increasingly targeting as office and residential density along the corridor climbs. The bigger picture explains why Signature Global is doubling down here. On its Q1 FY27 earnings call, the company indicated it expects more launches in SPR and possibly Dwarka Expressway, with a meaningful share of the year's activity concentrated in SPR, while also evaluating opportunities beyond Delhi-NCR. Chairman Pradeep Aggarwal noted that India's housing market is being supported by a strong macroeconomic environment, sustained infrastructure development, supportive government policies, and rising urbanization. The company is targeting 21 per cent growth in sales bookings this fiscal to ₹10,000 crore, with Sarvam itself contributing to that pipeline — the project has already seen 20 to 25 per cent of its inventory sold since launch. Infrastructure catching up is central to this bet. Analysts tracking the Sector 37D micro-market note that prices there have increased by 7-9% within the past year, with expectations of a further 25-30% rise by handover in 2031-32 as the Global City project nears completion nearby. Broader corridor upgrades — including planned flyovers at Ambedkar Chowk and Dadi Sati Chowk aimed at decongestion by mid-2027, and toll relocation from Kherki Daula to Pachgaon targeted for early 2026 — are gradually resolving the connectivity bottlenecks that once made Dwarka Expressway a tough sell. For homebuyers, the takeaway is straightforward: Signature Global's simultaneous investment in construction, retail, and new launches along Dwarka Expressway suggests the developer sees this stretch as a multi-cycle growth story rather than a quick turnaround play. With over 41,000 residential properties expected to be delivered across Gurgaon's growth corridors by 2027, of which about 25,000 fall along Dwarka Expressway, buyers evaluating Sarvam, De Luxe DXP, or Imperial are essentially betting alongside one of the corridor's most active builders on infrastructure that is still, quite visibly, under construction.
