Noida International Airport announced that the much-awaited airport in Jewar will start commercial flight operations from June 15, 2026, with IndiGo operating the first flight. This was followed shortly by Akasa Air and Air India Express. For a corridor that has spent nearly a decade anticipating this moment, the sound of the first departing jet marks the shift from promise to proof. The airport itself is no small undertaking. Authorities have stated that the airport plans to handle a capacity of 12 million passengers in its Phase 1. It is also India's first net zero emissions airport, and experts believe it could help reduce pressure on Indira Gandhi International Airport in Delhi, potentially diverting 20 to 30 percent of passenger traffic in the long term. International connectivity is next on the runway, with the guide noting a September 2026 target for the first international flight and a full winter international schedule by late October. Real estate along the expressway had already priced in the airport's arrival well before the first wheels touched down. Prices of apartments along the corridor rose by 158% between 2020 and 2025, while plots witnessed an extraordinary five-fold jump of 536%. A Square Yards study framed the transformation starkly: property values along the Yamuna Expressway corridor tripled in the last five years, with apartment prices nearly tripling between 2020 and 2025 while plot values rose by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Now that flights are actually operating, the market conversation has shifted from speculation to substance. Residential property prices across the corridor currently range between Rs 8,000 and Rs 12,000 per square foot, while commercial and office spaces are being launched in the Rs 8,000-15,000 per square foot range. Industry voices expect the momentum to continue. Rohit Kishore, CEO of Hero Realty, described the project as a potential "aerotropolis," an urban ecosystem built around a major airport that combines residential, commercial, industrial and logistics development. He added that the next growth cycle will be driven by actual economic activity, including new businesses, infrastructure projects and job creation. Vikas Bhasin, Managing Director at Saya Group, echoed the sentiment on where demand is headed: "It's not just the Jewar Airport driving growth—the entire economic ecosystem around Noida is expanding rapidly. This includes the commercial office market, industrial corridors, data centres, logistics hubs, and several large employment-generating developments. All of these will attract a larger workforce and population from across the country, resulting in sustained demand for housing." On timing, he was direct: "Property prices are likely to continue rising. The pace of growth may stabilise compared to the sharp surge in property rates seen in recent years, but the direction will remain upward. Therefore, it is wiser to buy or invest now rather than wait, as delaying will only result in higher costs in the future." For developers, the airport's operational status is as much a signal as it is an amenity. Signature Global Chairman Pradeep Aggarwal has said the company wants to expand its business in Delhi-NCR beyond the Gurugram market, looking for land parcels in Noida, Greater Noida and Yamuna Expressway. The company plans to participate in land auctions conducted by development authorities in these regions. That strategic push aligns with the broader corridor thesis: an operational airport, YEIDA's industrial and residential plot schemes, and upcoming infrastructure like the Film City and logistics parks are together reshaping what was once a highway-adjacent stretch into a full-fledged growth corridor. For homebuyers, the practical takeaway is twofold. First, connectivity has moved from 'planned' to 'functional' — a meaningful distinction that historically triggers the next wave of end-user (not just investor) demand. Second, pricing still reflects a market in transition rather than one that has fully matured, leaving room for buyers who move early in this newly operational phase. As the region's job base, retail footprint, and hospitality sector catch up with its aviation infrastructure, the Yamuna Expressway's story looks less like a bet on the future and more like a read on a present already underway.
