Triple expressway access plus ₹365 crore infrastructure ignites premium growth.
Enquire NowRegional infrastructure in Gurugram West is receiving a major boost, with a ₹365-crore four-lane upgrade for the Farrukhnagar-Gurugram road, while New Gurgaon has developed as a well-connected area with access to major road networks, including NH-48, the Kundli–Manesar–Palwal (KMP) Expressway, and the Dwarka Expressway. This confluence of arterial corridors is transforming western Gurugram from an underdeveloped fringe into one of India's most compelling luxury investment zones. The data tells a compelling story. The CRE Matrix data recorded 630 luxury homes sold on Dwarka Expressway in 2025, compared with 21 in 2024—a 30-fold year-on-year surge. A PropEquity study found that launch prices along Dwarka Expressway jumped from ₹9,434/sqft in 2020 to ₹18,668/sqft in 2024, with further appreciation expected. Analysts expect another 15–20% rise in the next two years. The Dwarka Expressway combines improving connectivity with newer residential planning. Projects such as Twin Horizon are being designed around this expectation, with larger homes, low-density planning and a stronger focus on the overall living experience, according to Mohit Kalia, Senior Director at CRE Matrix. This shift mirrors a broader market evolution: space, natural light, privacy, connectivity and amenities are becoming part of the purchase decision. The infrastructure momentum is undeniable. The 19-km Haryana stretch was inaugurated in March 2024. On 17 August 2025, the Delhi portion of ~10.1 km was inaugurated, delivering sub-20-minute connectivity to IGI Airport. The upcoming Gurugram Metro (Yellow Line) will include a 1.85 km spur to the Dwarka Expressway, with Phase-1 construction beginning in Sept 2025. For homebuyers, the western corridor represents convergence of three macro trends: first, the completion of long-promised expressway infrastructure; second, a luxury market now valuing lifestyle design over trophy locations; and third, developer-led township development positioning Gurugram West as the NCR's emerging central business district. Recent luxury residential developments in Gurugram, including Tulip Melrose, SOBHA Crescent, Oberoi Realty Three Sixty West, Signature Global Titanium SPR, and Signature Global Cloverdale SPR, are concentrated along SPR, Golf Course Extension Road and Dwarka Expressway, reinforcing these corridors as important luxury destinations. Investors with a 5-10 year horizon and appetite for western Gurugram's emerging infrastructure story are positioning themselves ahead of the next wave of price discovery.
