From penthouses to farmhouses: how wealth is reshaping the Capital Region
Enquire NowThere was a time when wealth in Delhi climbed upwards—the penthouse was king. Today, however, the city's wealthiest residents are moving in an entirely different direction. Across the outskirts of Delhi and the National Capital Region, sprawling farmhouses and private estates have become the new symbols of status. For most affluent families, luxury is defined by space, privacy, wellness, and time. With urban areas becoming overly crowded and challenging, prospective second home buyers are opting for properties away from the hustle of urban areas towards a destination where nature rules, while still being in proximity to the NCR region. This shift isn't driven by nostalgia alone—it reflects a fundamental recalibration of what luxury means for India's ultra-high-net-worth individuals. For the present generation of Indians, luxury now means having clean air, privacy, land, wellness, lazy weekends, and family time together. The contrast is stark: gardens instead of balconies, private roads instead of shared corridors, silence instead of sirens. The premium segment (INR 10 million+) now accounts for 71% of total sales, driven by growth in affluent population segments, higher disposable incomes, evolving preferences for spacious living environments in prime locations, and a desire for technologically sophisticated, future-ready residences. Estate living satisfies all these aspirations at once. Knight Frank's The Wealth Report has, for several years running, tracked sustained growth in the country's ultra-high-net-worth population, and strong demand for larger homes, second homes and estate-scale properties, with farmhouse belts among the clearest beneficiaries. The Delhi-Mumbai Expressway is making this trend even more prominent, with locations like Govindgarh and Naugaon in Alwar, Rajasthan, among the beneficiaries of this transformation. With the increase in luxury house prices in the Delhi-NCR region expected at 72% from 2022 to 2025, land that is located ahead of infrastructural progress becomes a lucrative investment proposition. The economics tell a compelling story. Delhi's luxury farmhouses now command prices exceeding ₹20 crores, with properties in Chattarpur and Kapas Hera becoming status symbols for business tycoons and celebrities. Yet demand outpaces supply in a way it doesn't for apartments. Areas like Chattarpur, Westend Greens and the DLF and Sohna farm zones, where the wealthy own large homes on acres of land, are favoured for second homes and big events. These developments also function as compelling investment assets. With clear land titles, freehold ownership and opportunities for passive income through rentals and curated experiences, they combine lifestyle aspiration with financial rationale. It is no longer simply a lifestyle choice—it has become strategic wealth deployment for a generation that views real estate as tangible, appreciating assets in an increasingly urbanized nation.
